Joint venture seeking rezoning for proposed development in Parkside
A mixed-use development for the Parkside district is going before city leaders with a rezoning request.
The Birmingham City Council Planning and Zoning Committee will meet Jan. 26 discuss a new zoning proposal for the proposed development.
The application requests that the property located at
1028 and 1100 Second Ave. S. be changed from M-2, a heavy industrial district, to MU-D or mixed-use downtown district.
The request was made to allow for a mixed-use development, including multifamily residential, hotel, retail and outdoor space to occupy the location.
AGL Properties LLC is proposing to develop approximately
300 multifamily residential units, a 130-key hotel, 23,000 square feet of retail space and a 20,000-square-foot plaza dedicated to outdoor, open space, and parking deck for residents and visitors.
According to the committee’s agenda, the property at 1028 is situated on approximately 1 acre of land south of the Denham Building and to the west of the former Sherman Industries plant, both of which are zoned for mixed-used downtown district.
Clay Smith of Kimley-Horn consulting firm filed the application on behalf of the property owner, AGL Properties LLC. The entity is owned by Andrew Linn Jr., president of Southland Transportation Group.
The mixed-used development is a joint venture between the Dobbins Group, a local real estate investment firm, and Residential Ventures. We previously reported the Denver-based real estate firm Residential Ventures purchased the former site of Sherman Industries concrete plant at 1130 Second Ave. S.
According to city documents, the proposed hotel component will be constructed along 12th Street South. Residential Ventures had previously owned the subject property in 2020. The new development calls for both the 1028 and 1130 properties to be resurveyed into one lot.
According to the proposal, landscape and hardscape improvements will be designed to preserve the existing Sherman concrete silos and an above-ground pond. Additionally, on-street parking, a buffered bicycle lane, and a mid-block pedestrian crossing zone is proposed along 12th Street South to connect this development with the Urban Supply District development.
The Five Points South Neighborhood Association, Zoning Advisory Committee, and Planning and Zoning Committee staff all voted to recommend the request be approved.
