Yep Ponce & 3rd is less acreage and is also much narrower than much of the NCR site. NS may be two towers, however my gut is telling me the heights will not be similar.

Does someone have a diagram or can describe how the student housing tower and NS HQ will occupy the same block?

Student housing project is the northwest corner of the block. On google earth, I'm pretty confident NS is limited to the backwards L of the block. Studen housing will fill in the rest:

Regarding height, I don't get the aversion to both-and. Here in Charlotte we're densifying in part through building highrises on vacant or underutilized lots.

Seems like at least half, if not most US cities are building tall (relative to existing stock). Atlanta is a laggard in this one respect.

Atlanta already has plenty height though. I like the additional structural density that's being added to the urban fabric with shorter towers.

I think most people really want is two things - more variety in height and more slender buildings, both for aesthetic reasons. As you can see in this shot everything in this part of Midtown is virtually the same height give or take 50 feet.

I don’t think “most” people care. Only on a site like this do people really care. Is that who you are referring? Also, it indicates that the buildings are maximizing the FAR allowed on each site. That is a great thing because that means the property values are being maximized under currently law and explains why land prices are as high as they are in Midtown. It’s far better to be maximizing the FAR allowed instead of getting buildings that are substantially less than what could be built.

Cousins Properties files plans with state for Midtown's Norfolk Southern Corp. HQ

Woah! That is substantially more than was originally reported. This is looking more and more like one of the towers will have a significant impact the skyline.

Yep, NCR is 750k sq. ft. in 2 towers. CODA is ~670k sq ft... both of them together are just over 1.4mil sq. ft compared w/Cousins' proposed 1.3mil square feet.

I think your speculation is on target. NS will want room to expand at a later date if they need to. They rent some of the space to other firms in their current headquarters building in Norfolk.
