ground floor is brick - which is pretty durable if installed properly (and maintained properly)

This building is total crap! The Gottingen area has been a dumping ground for garbage developments for the past 20 years. Gottingen St. should be brought back to its former glory and this building in nothing but crap..crap..crap!

This is an example of blowing a proposal by planning and council. No one can see the forest for the trees in a visoning exercise in this town. This building should be demolished.

There are vandals in the area. There are also vandals in Bedford, the South End, etc. I'm willing to bet that you wouldn't have mentioned these 'gangstas' (I won't comment on the use of that term) if this project was taking place in any other neighbourhood in the city.

Well no, because Gottingen is generally considered the worst area on the peninsula, if not all of HRM. Sort of like a mini Downtown Eastside.

"Worst area in HRM"? Not really, and very subjective. Your comfort on Gottingen doesn't accurately reflect your real level of safety, only your sense of safety. I'd argue that Gottingen is more urban, more active and more interesting than most streets on the peninsula. Quality of buildings are not great anywhere in HRM in general, but judging the quality of a building should be within the context the builder...now a market condo like the Falkland building - that one deserves heavy criticism.

I agree, street level here is crap, but like much of the creighton gerrish stuff, these groups are doing a lot more with a lot less than the usual crap that Clayton and others get away with.

I was able to attend the first hour or so of the Dartmouth Cove planning exercises tonight and the suggestions sounded very positive. Basically the plans that were presented involved retaining some of the marine industry and curling club already present and to develop the rest of the land as mixed-use with the main component being residential and heights topping out around 18 storeys along a wide greenway or pedestrian boulevard running North-South through the centre of the study area (halfway between Canal and Maitland I think) and then stepping down towards trails or boardwalks along the canal and waterfront, and houses to the east. Interesting ideas that actually got a fair bit of attention included a market, a Burnside-Woodside LRT on the existing rail line, major upgrades to the Shubenacadie Canal, altering Alderney Drive near Portland/Prince Albert to include sidewalks and improve the intersection, and a signature building to be built into an embankment at the east edge of the study area, with a green roof that would double as a rear lawn for the Evergreen House museum.

Worst street in HRM? "Gangsta' vandals"? Wow talk about out of touch.

Coming from someone who lived just off "the worst street in HRM", as well as the most dangerous, Churchill Blvd. I find your broad brush labeling to be based on 90's stereotypes. And way off of realities. If your statement had ended simply at up-keep, I would lightly disagree, as per capita tax dollars wise, Spring Garden is the worst street in HRM for up-keep.

"Gansta' Vandals"? An FYI, most Vandals, be it graffiti, or destructive, are middle class kids with nothing to do with their time, or lower income kids, with no outlet for what is obvious creative tendancies. In the area in question, Gang tags are not present, which would be your "Gangsta' Vandals".

Then again

Stereotypes fed by ignorence, is still ignorence.

Graffiti falls under the same rules as skateboarding, if your city doesn't have a skatepark, your city is the skatepark. If your city doesn't have a place to put graffiti, then your city is where the graffiti goes.

If you expact kids to start painting proper paintings a la Van Gogh, or sculptures like Rodin, without the ground work of programs to assisit in their development, then I expect cars to come back with fins, and rocket ship designs. Times change.

I know I can't change the opinions, and maybe I'm biting the Troll apple, but at least I can always listen and offer mine.

I don't think there are any online - most of the drawings were done by hand and the people doing the presentation were quite frank about how quickly their massing renderings were thrown together. In my opinion they were very basic / undefiled but got the job done perfectly. The North End "Central Halifax" adds a lot of flare to the urban fabric. I find the diversity interesting and hope over time it can retain a lot of its unique character (see 2 below). The problem I have with the area is not with what is there but with the insane crap that is being built. You cannot build more cheaply or with less architectural thought than what is unfolding now in the Gottingen area. What a shame.

I took these photos for two reasons. 1) I find the area has a feel that is very unique and almost frozen in time and 2) Most of this will be gone forever in 10 years

Seriously. If you're talking about what is now Roleika I agree. I live not far from there and I can't remember a shooting recently that didn't happen there or near there.

I never lived there but had to go to school near by. That area has always been tough. I went to Caledonia and had to pass by at least 4 cops just to get to wood shop 15 years ago. Its a bit of black eye for the city's sport programs since Beazly Fields is right beside the school. Dartmouth used to have an awesome youth baseball program.

Aren't streetscape improvements to Gottingen (along with SGR, Quinpool) part of HRMbyDesign? If they are, it would be nice to see the street restored to its 1950s prime. Even just bringing back the huge exaggerated art-deco style signs would do a lot to solidify the area as a unique, attractive place to live and do business. The hipsters would love that sh*t.

I was at most of the Dartmouth Cove events this week and I was thoroughly impressed with the plan that was presented. It is still very preliminary and will need some tweaking but here is the basic massing model.




It is meant to be a showcase in sustainability hopefully treating a lot of its stormwater on site, using district heating from the sewage line, creating a Sugar Beach style park and so much more. The land owners we also involved throughout the week and very positive and excited for the opportunity. The owner of the former Value Village gave the impression that he was ready to go as soon as all the plans are finalized.

Thanks for the model, Jono.

It's impressive. And a Sugar Beach style park is exactly what Halifax needs! It would definitely promote further growth in that area. For students, this is another asset for the city in the sense that many of them consider summering over. Halifax's economy is expected to perform very well, so the seasonal and part-time employment should definitely be available.
