SunTrust eyes 75K sq ft lease in Midtown tower

SunTrust Bank is in discussion with Dewberry Properties to lease 75,000 square feet in the Campanille building,according to news reports.

There is a lot of difference between two ladies leaning on glass and play fighting.

Apartment tower at 12th& Midtown

The developers of 12th & Midtown plan to begin constuction on a 22 story luxury apartment tower this fall,according to a report in the Atlanta Business Chronicle. The tower ,77 12th Street, will feature 20,000 square feet of retail and will be located behind the 1010 Condominiums on Crescent Avenue.

SkyHouse, a 23 story Luxury Apartment Tower by Novare at 1084 West Peachtree

Project will include 320 units, 8,400 square feet of ground floor retail a start date of October,2011 with move in on November 2012.

^^^^I've been following SkyHouse for a while now...one of those things I occasionally see on the printer that I know I shouldn't open my mouth about. There aren't currently any better renderings for that project, but there are some renderings/aerials showing the Skyhouse in Midtown and what it would approximately look like.


PS: One thing I will say that I have read about SkyHouse is that it is a conceptual tower that Novare wants to replicate 4-5 other times in other markets, just with different skins to reflect designs that better reflect the specific markets. I would predict that there would be one somewhere else in Atlanta, one in Charlotte, one in Nashville, one in Austin, and maybe one in Tampa. I hope one gets built in Jacksonville.

That parking deck as shown is 3x larger than it needs to be for an apartment building of that size. This is a conceptual rendering and is not the "rendering". I'm sure it will be revised...but me thinks since the deck is so large it will either be toned down or there is something else going on.

Doesn't Novare also own the empty lot across diagonal from One Atlantic Center? There were some heavy duty urban infrastructure upgrades to that lot when they were working on the 14th st bridge. When this goes up at 12th & W Ptree that parcel will be bracketed with hi-rise development. Maybe the excessive looking parking is associated with that. Whats the orientation of the rendering? Is the parking adjacent to the other lot? I'm excited to see what will go up between SkyHouse and One Atlantic. There was a great rendering of a condos on office on retail mixed use tower floating around a few years ago. I seem to recall that the corner with Einstein's Bros on it was recently acquired by Novare as well I think.

Where will the big breakout occur? Dewberry's lot? 14th & W Ptree? 17th & Ptree? Sooner or later there will be another big thing.

That should be built into the tower. No need for a such a wasteful footprint.

Zero retail facing the street on Spring should be against code.

Stalled Alpharetta project to get new life

The firm that bought Atlantic Station now is poised to buy a stalled retail project in Alpharetta.

North American Properties, which bought the shops at Atlantic Station in December, has signed a contract to purchase Prospect Park.

Newnan developer Stan Thomas had proposed a luxury destination for tourists, residents and shoppers on the 106-acre site at Ga. 400 and Old Milton Parkway. His grandiose plans included $1.5 million homes and a luxury hotel. A parking deck for a proposed Whole Foods was started but not completed. Instead, building materials and heavy equipment sat idle on the site while Thomas’s firm ran into financial trouble during the recession. He had billions of dollars of projects under development, but ran out of cash and financing to bring many of them to completion. Thomas filed for bankruptcy protection on the Prospect Park site.

North American Properties, led by Mark Toro, wants to put a scaled down mixed use center on the site and will be seeking input from citizens of Alpharetta about what they would like to see on the site. Terms of the contract were not disclosed.

Presumably the road on the right there isn't northbound W Ptree since the cars are facing us. It couldn't be Spring for the same reason. Maybe 12th and Spring is in the foreground with no retail? They could use this as an opportunity to work that kink out of 12th and make it a straight shot across midtown.

Look at the PDF. There are about 12 renderings in there.
