Speaking of retail on Howell Mill, Star Metals was said to include a grocer. The ground floor plan looks perfect for a small format grocer.

Please let this be a grocery! I don't even live in the area, but I probably get more excited about grocery stores coming to a neighborhood than a big development, so long as the grocery is not in a big box store.

Zoo Atlanta’s Savanna Hall – the former home of the Cyclorama painting – is being transformed into a unique event space that will overlook the new and expanded natural habitats for elephants and giraffes.

“There will be two terrace levels with floor-to-ceiling glass,” said Raymond King, president and CEO of Zoo Atlanta. “You literally will be on top of the animal exhibits. It’s going to be an incredible experience.”

Zoo Atlanta released the latest renderings of Savanna Hall to Atlanta Business Chronicle and provided an update on the schedule and scope of the project that is fully under construction.

“We originally had hoped to open it all in the spring of 2019,” said King, but there was an eight month delay getting started because of issues related to the City of Atlanta’s adjacent underground parking deck that faced a tree appeal and a lawsuit. King said they couldn’t start the Savanna Hall or zoo expansion until they knew the parking deck would be built.

“The exhibit will open in the summer of 2019 instead of spring,” King said.

Former downtown Atlanta department store Regenstein's is getting a $20 million makeover that will turn the Art Deco building into a possible destination for creative class companies.

It’s the latest in a wave of adaptive reuse projects across the city.

The nearly 100-year-old building was once known as Regenstein’s, a women’s fashion emporium that joined dozens of other stores and shops on Peachtree Street. New York’s Marx Realty bought the building at 207 Peachtree Street in 1954 when downtown’s retail sector was still vibrant.

Marx will rename the 48,000-square-foot property “The Department Building.” It’s keeping the charm of the historic building including 18-to-20-foot barrel-vaulted ceilings and terracotta walls. It’s also restoring the old brick and bringing the front of the building closer to the street.

“The Department Building” will be marketed to a creative class company seeking access to MARTA and the surrounding stores and restaurants. The project could be finished by next spring.

BlackRock's new Atlanta innovation hub could eventually gobble up as much as 200K SF of prime office space, most likely in Midtown. Sources familiar with the project tell Bisnow that the New York-based investment management giant is searching the Midtown Atlanta market for an office of up to 200K SF. Known as Project Sky in economic development circles, BlackRock has tapped JLL to search for an office location, mainly within the Midtown submarket.

They have a several "shovel ready" options to choose from. 1105 W Peachtree, Midtown Union, 8th @ West have all at least filed land development permits. I get the feeling that 2019 will be another busy, exciting year for Midtown.

here’s hoping! Could be a monumental year for all of Atlanta if the big projects start to go throughout the city. For midtown though I’m really hoping 1105 West Peachtree, 8th & West, 8th & Peachtree all break ground. Midtown Union and 1125 Peachtree would be nice, I’m just not that excited for them in comparison. Midtown union im more excited for the residences. For 1125 Peachtree, it’s hard for me to be excited for 60 new residences and the low rise portion.

Here’s hoping we also learn more about the cousins project around north ave station and the church parking lot at juniper and 5th.

Two hospitality giants are now competing to flag a planned convention hotel at the Georgia World Congress Center.

Hilton Worldwide and Hyatt Hotels Corp. have made it to the final round of negotiations for the hotel project that’s been in the works for about three years, Frank Poe, executive director of the Georgia World Congress Center Authority, said Tuesday in an exclusive interview with Atlanta Business Chronicle.

“We’ve got one more step in evaluating the key business terms,” Poe said. “We are basically taking the two and ensuring we’ve got the very best deal — in financials, management fee, operating plan, pro forma … We are excited with what’s been presented.”

A final brand decision is expected in December, along with more detailed schematic designs.

If Hilton, I'd expect it to be a Conrad vs a Waldorf. Conrads are really nice properties. Not sure there are many, if any, of this scale in total rooms. And, for Hyatt, thinking it's Grand Hyatt. Can't see there being two Hyatt Regency's in Downtown, and Park Hyatt's are very exclusive and smaller properties. Didn't see anything mentioned about which specific brands either have proposed, but those are my guesses. Conrad for Hilton and Grand Hyatt. I'm hoping the GWCC Authority accepts nothing less than a top tier brand for this premier property. Great to hear that both flags are fighting for this business. Makes it feel like a big deal. Because it is. Atlanta's next 1,000 room hotel, sandwiched between the ever expanding GWCC and the MBS.

We can hope but I have noticed that all of the convention hotels that.have been built around the country recently have been very wide rather than tall. As an example Tampa's 500-room Marriott at 26-stories.

From the renderings that I've seen the hotel should be tall, 42 stories if I remember correctly easily in the five to six hundred foot range

hotels have short ceilings. Using the Marriott Marquis as a guide, a 42 floor hotel should be 440 ft. The Westin has the highest number of floors in the city, at 68, however, it is far from the tallest building.

If you have seen the renderings then you would also say the building is easily 500 to 600 ft tall

Gensler is the architect, so it will probably be pretty good.

Considering the developer hasn’t been picked yet, neither of these will probably be the design. Those are just concepts. Actually design of the building will be done by the developer chosen. As long as they meet scope requirements as outlined currently, it is there call on the height and how many rooms per floor, etc.
