The residences at the Stories, aka the South Granville SkyTrain Station tower have been cleared for occupancy. This mix of 182 market, & 44 below-market homes resulted in 0 displacement, making room for the Broadway Plan’s tenant protections to fully function.

We’ve also heard rumours that a Wendy’s will be among the new retail stores to open here, in addition to the long confirmed City Market grocery store. Those looking to rent a home here, or to lease commercial space, can find more info at this link https://thestoriessouthgranville.com/

There's a "PC Express" on one of the signage permits so maybe there's some pickup location in the parkade.

Just drove by on the way to Horseshoe bay from the airport... what a clunker of a tower for such a prominent location and clean podium

It'll disappear and blend in in a short while.

Several projects are proposed on the opposite side of Broadway, and one behind 1477 on West 8th, but interestingly none actually at the intersection.

Yes, I meant in the general vicinity of the intersection of what is now, or will be the Skytrain transit hub node, and not at the actual intersection itself.

I don't imagine any proposals coming down the pike any time soon for the Indigo/Chapters building or the VCC (heritage?) building on the south side.

Maybe once the skytrain line opens we might see something proposed for the lots next door to this tower to the east, that are currently serving as staging for the station construction.

And if the clock tower building across the street (Granville) ever gets redeveloped, that'll be interesting.

And yes, it's rather fascinating that despite the Broadway plan there don't seem to be any new proposals towards the west on W. Broadway itself until you get past Fir, with the newly posted WT Leung proposal for a rental tower on 1668 W. Broadway.

South Granville is hot. South Burrard, not yet.

Aside from the fact that it (South Burrard) is wall-to-wall car dealerships and not the shopping stores that South Granville has, there's the additional problem of it being in the middle of the future skytrain stations but not close enough.

Not near enough to the South Granville station and also still too far from the Arbutus station.
But Kits is nice, and there's good shopping and eating to be had on 4th Ave.

Which is why there's lowrises planned for 4th, plus a few midrises around the Safeway (and on the Safeway itself). Burrard itself will probably half to wait another half-generation.

I think people need to remember that is currently impossible to build residential in nay big city in canada. Hotels for sure, maybe some kind of business, but there will be nothing residential for years because currently it cost more than what you can get. Simple as that.

Even the Sen̓áḵw project, that is already ongoing and we all the advantages, they said they are stopping the phase 2 until "market conditions improve".

The corridor literally has two residential towers under construction and dozens in the pipeline. The City just send us a notice about a hearing for one five blocks down the street.

A slowdown is possible, maybe probable, but "nothing" is not a factual statement.

It's delayed from their original schedule but they just said they would take into account market conditions. Seems a bit premature to say it's stopped.

The way I read Senakw is they are 100% focused on getting Phase 1 to completion and that's impacting Phase 2. Probably want some cashflow ASAP.

re : Senakw's phase 2 "delay"/"pause"

Considering the fact that they received a $1.4 Billion loan from the Feds (...at sweet terms that rankled many in the industry) for both phases of this project, I question to what degree "cashflow issues" and the need to get more cashflow is impacting any delays in this project.

Besides which, how much "cashflow" problems can they really be having if they're in the middle of purchasing your next door neighbour building (Central 1 Credit Union building)?

If anything, trying to get that particular deal wrapped up (if they're still seeing it through), and deciding what to do with that building/site and how it impacts their current plans might be behind what's causing delays.

If they were proposing some office usage for phase 2 and you now have an entire office building you own next door, it could impact whether you still want to keep the office you had planned for the phase 2 towers or perhaps change the use of that space to something else.

Just thinking out loud.

Regardless, I really wouldn't look at a delay to this particular project as being implicative of any "trouble" the project may be facing, more than just bog standard construction-type delays or more related to the reasons noted.

Additionally, if their own site says the excavation is resuming in the Fall, I highly doubt they're waiting for phase 1 to complete in that case, as those sculptural balcony installations might take more than a couple of months to get on site, mounted and done.

Question : Would they still need an occupancy permit from the city once they're done with all construction, as this project is being carried out outside City regulations?

There would have to be something at least for final inspections / Code confirmation, which is basically everything burried inside an Occupancy Permit
