In this one photo alone, the following development sites are visible:

1. Soloviev's 10 W 57th;

4. Qatari's 36 CPS;
5. Related's 625 Madison;
6. LVMH's 1 E 57th.

Possible development sites are also visible:

7. 60 W 57th; and
8. 100 W 57th.

Just out of this limited photo are the following development sites:

9. Citadel's'/Vornado's/Rudin's 350 Park
10. Extell's 655 Madison;
11. Extell's Wellington; and
12. Naftali's 800 5th.

Shame there isn't a sticky button. One should reference this post for a good reference point.

This area is a big cluster of future development. LIC is another one that can get confusing with so much going on, with the added hurdle of the street nomenclature used there.

Mapped out the relevant assemblages and addresses. It's no wonder these projects have been slow moving, probably one big game of chicken, see who moves where first. Soloviev's 35 W 57th could be their big bargaining chip. Until that's sorted it might remain in flux

Soloviev- Yellow
Sedesco- Red
Vornado- Blue
Qatar- Purple
LVMH- Orange

Thats a good look. Now that Qatarcis looking to move forward at the Park Lane, it puts more pressure on everyone, especially here where they’ve already completed the transit improvement that got them a bonus. I think all thev rest of the area projects, except for Extell’s 625 will opt for as-of-right construction and bypass any lengthy approvals process.

The renewal is a formality, but there is clearly more at play than was planned 4 years ago. We'll have to wait until that is revealed.

Menswear retailer Portabella has signed a lease for 10,000 square feet on the first two floors of the West 57th Street side of Tower 58, also known as 49 West 57th Street, Commercial Observer has learned.

The lease is for five years at a blended asking rent for the two floors of $80 per square foot. The space will host a new retail outlet for the menswear company.

The retail space makes up the entire retail condominium component acquired by an affiliate of Sedesco from 49 West 57th Street Owner LLC, which is an affiliate of owners LeFrak and Vornado Realty Trust, for $18.5 million in July 2025, according to New York Business Journal.

The units — approximately 5,000 square feet each on the building’s ground and second floors — were sold as part of 58 West 58th Street, an alternate address for 49 West 57th Street, according to city records. The buyer also purchased the building’s third and fourth floors, which house office space and are also around 5,000 square feet each, according to Augenbaum.

This is odd since Sedesco just bought that little retail unit. I hope that it's eventually razed and incorporated into the new tower.

I'm very curious to see if the design has changed.



36 CENTRAL PARK SOUTH IS AN EYESORE PER SE! IT CAN'T BE REDEVELOPED FAST ENOUGH!!!




I hope that the building on the west side of the site gets the same facade as the rest of the tower. What's there now looks lousy.
