I think it would be in the developer's interests to use finishes that are durable (albeit not necessarily luxurious).
I think that the inclusion of the rental building in the first phase means it'll be less likely to be impacted by unforseen balance sheet tightening due to cost overruns.

Good points.

Either way, whatever they end up building will be a massive upgrade in terms of quality over the walkups that are getting replaced.
Regardless of the quality of finishes.

At least there's a concerted effort to replace them at all.

It seems like once the tall Concord Sears tower goes in Metrotown is gonna look as impressive as Edmonton.

No doubt about that. Another one going into the Brentwood Centre neighbourhood would make Burnaby look like two Edmontons.

Burnaby is already more impressive than all of Edmonton in every possible way lol

Edmonton's downtown is 50% vacant run-down offices, 10% random malls and structures that aren't even passable in Detroit (wtf is that City Centre mall? It's in the top 3 worst malls I've ever walked into... depression all around) and the last 40% is East Hastings, Edmonton style.

It's time to get into the affordable housing business!

This 34-storey Burnaby high-rise just received $100M in federal financing

The construction of a 324-unit, 34-storey high-rise in Burnaby is getting over $100 million in federal financing with the promise of offering 101 units of affordable housing.

Bosa Properties is receiving the $101.9 million in federal investment through the National Housing Co-Investment Fund, a flagship initiative of the National Housing Strategy.

That's a lot of money to build one single building. Nice for those lucky few to be getting a brand new unit for $850/month as that is cheap. Must be small units as there will be 10 per floor.

That sounds like an awful lot of money for little return. I feel like a better way of spending this would be building supportive housing to deal with our homelessness crisis.

It's a loan (probably mostly repayable) and this isn't too bad:

"Rents for at least 30% of the units must be less than 80% of the Median Market Rent and maintained for a minimum of 20 years".

Supportive housing can also apply (most likely mostly forgivable), under the program.

Seeing how the City is hell-bent on tearing down the older rentals, this is a good option for replacement.

the businesses at the site have been closed for a few months now. Website says it's coming in 2021.

Wow glad my taxes is paying top dollar. If my math is right Bosa is getting paid over 600 bucks a square foot. Actual construction costs should be below 300 blending on fixturing. A year ago 1000 square plus units construction costs were only 400 ish fitted with insuite climate control euro kitchen and meile grade appliance.

So what is the deal? Would it not be more effecient to buy or appropriate land and then put it out for tender.

It's a 212,861 sq. ft. building. The developer is getting a construction loan of $99.2m and a $2.7m forgiven loan (to provide more affordable units than originally indicated). [source] At $479 per square foot that's likely to be the cost of the entire project - construction costs and soft costs. So it's the Federal Government providing construction finance to Bosa to build a rental tower with over 100 below market units. The $99.2m is repayable.

Not an update, but I've gotten some positive responses from my rooftop photo posts. So here are some outdated shots from 2019 taken from Fulton House in the Brentwood area.
