Ameya Pawar just might be my favorite aldreman in the city

To Keep Small-Town Feel, Lincoln Square Needs To Get Bigger, Alderman Says
Quote:
By Patty Wetli | April 25, 2016 8:15am
LINCOLN SQUARE — For Lincoln Square to retain its small town feel, the neighborhood needs to become more crowded, according to Ald. Ameya Pawar (47th).

As he mulls a zoning change request for a proposed five-story, 59-unit apartment and retail development at 2150 W. Lawrence Ave, the alderman said that density is necessary to support the mix of Mom and Pop shops that give the neighborhood its character.

"The whole point of 'a new Lawrence' was to get proposals like this ... to get more people living on Lawrence," Pawar said....

Just walked past the Mariano's mega-thing on Broadway this morning. The faux-stone cladding and glass are going in, making it ever so slightly less sheit.

Thank you, Tunney, for feeding the NIMBYs for ten years to come. Dick.

Andersonville Rehab

Looks like Andersonville is getting some new apartments out of a former office building:

Between this, the condo building at Ashland/Hollywood, and the Edgewater Medical Center rehab, the north part of Andersonville is seeing some action.

Saw a lot of people and trucks at 615 North Wabash Avenue (Empty lot next to Pizzaria Due)

I always imagined this was a great spot for micro apartments similar to the one being proposed in the south loop by dearborn station.

Building permit issued for a new 7 story, 25 unit building at 650 N Morgan (near Milwaukee Ave) - currently a vacant lot. Part of 45 total units around there - the others are supposed to be at 670-680 N Milwaukee - announced last January:

A trend I've been talking about for a while

Glad to see that somebody is talking about this. It's the real deal, and I've been observing it with my eyes for the past several years, although I agree it's strange that there has been little press about it:

One of Chicago’s most important trends is flying under the radar

Quote:
Chicago is a city obsessed with neighborhoods, neighborhood boundaries, and neighborhood character, and therefore with neighborhood change. Demographic trends, from the rapidly declining black populations on the South and West Sides to the gentrification of the Northwest Side, get a lot of play in the media and in conversation. Which is why it’s weird that we’re in the middle of a demographic transition that is already of historic importance for the city and almost no one is talking about it.

Which is: the Southwest Side, first a bastion of European immigrants and their descendants, and then of Mexican immigrants and their descendants, is now gradually filling with Chinese immigrants and their descendants.

^ To see this playing out in Bronzeville is pretty interesting, and something to watch carefully.

Of course, I have mixed feelings because I actually think it's better this stay under the radar. Once you get Chicago's shitty and corrupt leadership involved, they will find a way to stifle a nice, organic demographic process such as this. You'll also start triggering the alarm bells of the "Somos Pilsen" and "keep the south side decrepit and poor" nitwits who I'm sure will argue that they're being pushed out by the "rich and evil" Chinese people...

A handful of us have been talking about this for awhile. if you go to some parts of McKinley Park for example, there are businesses with Chinese on them now. I told my girlfriend who's from China about this awhile ago - she doesn't live in Chicago. She said though if she had a guess it's because the real estate is cheap, it's not too far from Chinatown, and it might be closer to some of their jobs. She told her mom about how cheap some of the prices are in some parts of Chicago and her mom offered $100K to buy up a property/condo and rent it out.

I think the article should have highlighted Loop and Near North because those underwent the same thing, for the most part. Asian percentage at least is higher in 2010 than 2000 for many of the areas.

GSA moving to sell off the State Street buildings (202, 212, 214 and 220 S. State). Seems rather short-sighted to me, as they bought them to have control over the security of the Dirksen Bldg. only a few feet away and for future federal office space needs. Neither of those issues have gone away.

Crain's story.

Hopefully taking out the giant parking lots next to Cermak-Chinatown in the process.

Speaking of Chinatown, does anyone know the status of the Wells-Wentworth connector project?
