There's 1 tower in downtown Poco, and it was a tight 4-3 vote to get it approved over a massive public outcry. In any case, Onni misjudged the market and sales dragged-on for 2 years after completion. Even cheaper woodframe activity has tailed-off as growth in the Tri Cities consolidates around areas close to the Evergreen Line.

This is The Lloyd by Polygon, right on the Coquitlam side of the border with Port Coquitlam. I think it's the eastern-most part of Coquitlam to get a tower this size -- it's about a 10-15 minute walk from the Lincoln SkyTrain Station. It looks like it's getting close to completion, and the website says "spring 2016".

UrbanCanadian, what a great thorough photo update, and thank you for the map! Wow! There's a lot going on in the vicinity of Burquitlam station! Exclamation marks!

I really am excited to see this area change. It's a part of the city that I haven't spent much time in before, but my SO's sister lives in Port Moody and I know that we'll be out there more often once the Evergreen Line is up and running. It's psychologically so far away right now, but being on a SkyTrain line just seems to collapses that distance.

No problemo. I actually made it out to Downtown Coquitlam last week as well so I will post those - but it's not as extensive. I try to do a few of these little updates every once in a while in different parts of the suburbs. It's just tough to find the time for it...

Ok here is a smaller update. I took these pics last week of Downtown Coquitlam. The lighting is pretty dark on some of the photos, so sorry for that.

The first two shots are of 1123 Westwood. Onni looks to be putting the finishing touches on the project. I'm really happy with how this one turned out, especially considering the developer. The dark glass looks really sharp in person, and the office component seems to be fairly well executed.




Next is Polygon's The Windsor. This tower is a truly elegant piece of architecture. I only wish they would have incorporated more spandrel than the current 50/50 split.


In all honesty though, this has to be one of the cheapest looking towers in the entire region...


There is a low-rise component as well.


The first tower in the development, Celadon, was nothing special either, but at least they kept it clean and simple. The next tower will be The Lloyd (I posted a render on the previous page), followed by a fourth high-rise.


Bosa's Evergreen is now complete. It's the fourth tower in the Westwood Village development. The first three towers - Edgemont, Claremont, and Altamont - all completed a while back (5 years?). While separate, Evergreen shares the same look as the other three.


Cressey's M Three is essentially complete now. The massing's a little busy, but overall it's another good looking building.

This shot is from the north end of Glen Park, which is to the east. M Three is now the tallest building in Coquitlam, overtaking Oasis. Before that I think Levo was the tallest, which overtook Obelisk (to the left).

Here are a couple photos I took of Coquitlam's project to rebuild Pinetree Way before the Evergreen Line opens. It's progressing quickly, and should really bring some cohesion to the corridor.




This block is mostly complete. Note the somewhat separated bike lane. I don't think the black fencing was really necessary though.

The black fencing is the replacement for the fence that used to be in the middle of the street. Jaywalking used to be really bad through that corridor.

Edit: the fence in the middle of the street has been replaced as well, hmm.

Awesome thanks for the update officedweller! About 5 years ago I lived in the twin 70s towers next door and I complained to the owner of this property to clean it up. I got tired of all the vacant lots in the easternmost part of downtown and around the historic Albert Crescent park, that whole area had multiple development proposals on hold since the early 90s when a number of large houses on the empty lots were relocated to the Queens Park neighborhood uphill.

On a sidenote I was on the 16th floor in that eastern part of downtown and I had some of the most spectacular views of the mountain ranges to the north, east and the south and the river and 2 bridges; at par with mountain views in downtown Vancouver. That area has so much potential and I was paying only $1000 a month for a 900sf 2 bedroom corner suite, there are only 4 suites per floor on the upper floors of those twin towers, with a new facade and interior renovations those twin towers could be quite high end being just outside of queens park. I love New westminster, I just wish it was closer to Vancouver.

There's also the condo called Northbank that was built in the area too - I think that one is complete.

Northbank was on another sad looking lot when I lived there, complete now. That property was empty since the skytrain extention was constructed. I think it was because of the crime in the 80s and 90s that prompted these projects to falter and remain empty lots. Though its good because New West was largely spared from the leaky condo nonsense. The crime had completely dropped off when I lived there, felt very safe and very few homeless too. My first place will likely be in New West.
