I read the transcript from their most recent call, and although I did see that they were selling some assets, I haven't been able to find anything concrete on either 300 or 360 Main Street in Winnipeg.

In one of their investor presentations, where they talk about selling off assets there is a picture of the Winnipeg building - but I didn't see an actual mention of it.

Can anyone confirm this?

*edit*

I found it in the msot recent investor presentation:

300 Main: Non Core asset. Artis owns no other residential real estate and value can be realized by selling all or a portion of such densification projects where zoning and entitlements are in place.

Source: https://www.artisreit.com/wp-content...ation-v5-3.pdf (page 22)
I think if this is directly mentioned in the presentation, it is going to be sold. And this presentation/brochure is so nice!

I'm not an insider of this, but I believe this move can be beneficial. Selling this asset to a more dedicated residential real estate entity will probably lead to even better management.

And, if the buyer is an entity from another city, like Vancouver/Toronto and such, it will probably let the outside have a closer look at downtown's residential market. If 300 Main performs well, the buyer will probably demand more development in our downtown.

Anyways it is nice of Artis REIT to build it even if they knew it'd be sold.

As an example for that big billboard my thoughts are like this from CIBC Square in Toronto -

I assume that was the intent all along here... Artis REIT is basically manufacturing and selling an income stream that just happens to be in the form of rental apartments.

That appears to be case. Right now there are 2 of them with the signage on (one is lying face down). They are even insulating the backsides with styrofoam.

South end of 330, east side of building. See pic below, 300 Main is the left of the GoodLife entrance. I didn't get it in the photo but if you were to look further left in the photo you'd see the restaurant pergola. This is in the 360 Main lobby, they covered the windows for construction.

Does anyone know what happens when a piece of the structural steel arrives onsite and it’s the wrong size? Do they modify on site or is it an automatic reorder from the supplier?

Depends what it is. If a hole is drilled in the wrong place, maybe just modify on site. Otherwise send it back and get them supplier to send the proper material. Quality procedures and schedule will also have a play in the decision.

Looks like they're putting up the billboard sign now.

If the structural pieces are identical from floor to floor, they most likely be built in jigs or cut on a CNC plasma or laser gantry table. That way every piece is the same and the first off can be used to tool prove the CNC program or jig. The only difference is that the vertical structure will be thicker material on the lower floors.

This is just from a manufacturing perspective. Someone like Drew would be the one to answer.

From my experience in steel for bridges, there's ALWAYS something not right. Usually girders or whatever are made in smaller batches, which leaves more room for errors. If they're making 1000 columns for a tower, they should have it figured out.

Then again, from some of the stuff I've heard that went on for TNS, it's never easy. You just never hear about it.

Thanks for the photo!

Ahh. I was wondering what would happen with the difference in floor heights between the west and east halves. I wouldn't expect them to put in any beams like that for the west half. We will see.

I also see they are going around the area where the skylight is. So still hoping that stays open to the mall below.
