I just wanna move this and all the Rainey Street towers into the primary downtown area to create some serious density.

I don't know. Having that whole area of highrises in the central core would shrink the overall size of downtown's area which ultimately would make DT look less impressive. As it stands now DT looks pretty massive in area, so I prefer the highrises spreading from east to west along the curvature of the riverfront to the West End, then north up Congress/Guadalupe. Eventually we will see taller highrises around 15th Street (northwest DT) and West Campus.

New traffic pattern of some sort being constructed on Red River. Should see the crown framing going up in the coming days. And pretty good progress on balcony glass installation on the residential floors.

So insane this won't have an observation deck/cafe. Austin is a tough city to be in if you happen to enjoy architecture...in more ways than one.

I'm quite surprised that Waterline looks better then the renditions! Color scheme is less a animated. This sorta crown sorta mortarboard/trencher has me concerned. If it's not an observation deck type level what's up there? But I like it so far a lot!

It would've generated so much tourism if it had an observation deck. Even better if it had something like Shibuya Sky in Tokyo. Passenger numbers at the Austin Airport would definitely increase a LOT tbh

It does look a lot less severe than the rendering.

Re: observation deck. Do any lots on the south central shore still have an unobstructed view of the capitol dome? How tall would it have to be to secure such an unobstructed view? I’m not a fan of height with observation towers. They look better when they have balance with the rest of the skyline, rather than dominate it. Perhaps out by Longhorn Dam might achieve the same waterside result, and afford a view of the capitol dome without going taller than ~600’.

Any future observation deck needs to have that view.

They’re also notoriously controversial and divisive architecture. No matter what style you choose, it tends to anger or disappoint a significant portion of the population. I’d personally be worried that our skyline would be permanently scarred by a hideous observation tower, so extra distance from the skyline (to me, at least) is a value add. That way photographers can get shots without the tower as a defining feature.

I agree. It must have a view of the Capital. South of the river you just have Congress and west of Lamar. So that would mean the best place for an Observation tower would be north of the Capital.
