Industrial construction rises

...The Salt Lake City office of CBRE has released its second quarter 2018 MarketView reports, showing that speculative industrial construction in Utah County has reached its highest point in the current cycle. According to the report, 2.4 million square feet of new industrial construction was completed during Q2 2018, and 63 percent of that was speculative space — meaning that construction began before any tenants had committed to lease space within the developments. Authors of the report say this is significant, as it is a reflection of the confidence that investors and businesses have in the local economy and highlights recent demand levels.

“Industrial construction and leasing has been phenomenal during this cycle. At mid-year there was 4.2 million square feet under construction, which is a substantial total for our market. This is even more impressive when considering that 2.9 million square feet of new product has already delivered year-to-date. This total for the first half of the year surpasses the annual delivery totals for four of the last seven years,” said Tom Dischmann, CBRE senior vice president, in a press release...

Intermountain Healthcare breaks ground on Spanish Fork hospital

...The Intermountain Healthcare hospital, located at 765 E. Market Place Drive, will be built on 45 acres east of Interstate 15 and North of U.S. Highway 6 in a spot Paul Bliss, a cowboy poet, called in a poem, “a graveyard of unproductive land.”

The $150 million hospital will have 30 beds and focus on women’s and medical/surgical services, consistent with community hospitals. It will include five labor and delivery rooms, two caesarean section rooms, two antepartum rooms, 12 postpartum beds, 12 emergency department rooms, four operating rooms and two gastroenterology suites.

The hospital will also provide imagine services, cardiopulmonary diagnostic testing and infusion therapy. There will be an on-site medical office building and an Intermountain InstaCare.

The hospital is projected to open in the fall of 2020...

UVU trustees back proposed student housing projects, including Palos Verdes; OK's 60-acre Vineyard purchase

The Utah Valley University Board of Trustees approved Thursday a statement in support of proposed student housing complexes adjacent to UVU, including the proposed Palos Verdes student housing project.

“The Utah Valley University Board of Trustees affirms its support of the University’s current state-approved facilities master plan, which identifies three properties contiguous to the Orem Campus as potential future sites for student housing,” the statement reads. “These have been chosen to meet student housing needs and limit the impact on the community. To this end, the Board directs and authorizes the University to pursue options to work collaboratively with land owners, developers, Orem City, and neighbors to develop student-housing complexes on these properties, or to buy and develop these properties into student housing. Based on the current master plan, neither the Board of Trustees nor UVU encourage the development of other properties around the Orem Campus beyond those currently identified in the plan.”

Land identified in UVU’s master plan for potential student housing sites includes locations west of Interstate 15 and north of 2400 North, land west of 800 West and land south of 960 South..The proposed Palos Verdes project would be a 1,605-bed student housing unit located on 9.5 acres west of 400 West in Orem and mostly surrounded by the UVU campus.

A referendum on the project has been moved to a November public vote after Orem residents who have voiced they don’t support a potential zoning change and build-out of high-density housing in the area started a petition that gained enough signatures to place the issue on the municipal ballot.

The trustees also approved the $12.9 million purchase of 60 acres of property in Vineyard next to the 225 acres UVU already owns in the area. UVU plans to move athletic facilities to the Vineyard property...

On the same day that Podium hit the highest Utah spot on the national Inc. 500 List of America’s Fastest-Growing Companies, the company celebrated opening its new Lehi headquarters.

Podium executives held a ribbon cutting Wednesday for its new 125,000-square-foot office building in northeast Lehi along the Silicon Slopes corridor. Co-founders Eric Rea and Dennis Steele started Podium in 2014 and only four years later, employ 350 workers, with plans to hire about 400 more by the end of 2020.

Podium is a software as a service customer interaction platform that enables local businesses and consumers to interact through messaging tools and online reviews. Podium’s platform allows even businesses not based online to manage and interact with their customers through the internet. This must be something the business world needs, as Podium posted a 13,645 percent revenue growth rate over the last three years,according to Inc. 500...

New Nature's Sunshine headquarters takes residence in Lehi

...Nature’s Sunshine employs about 600 employees in Utah and across the nation, and lists 217,200 active distributors worldwide. The new corporate office in Lehi utilizes two and a half floors of the Lone Peak Plaza building on Bluegrass Boulevard. The new space allowed the company to add a gym, a basketball and pickleball court, a game room, break rooms, natural lighting and open workspaces.

“It’s just a much better employee experience,” O’Hara said.

The company will still maintain its manufacturing and call center location in Spanish Fork...

Still a ways to go, but all of the new developments in Downtown Provo these past ten years are finally starting to give Provo a much needed downtown density. If it continues to accelerate over these next ten years it will be cool to see what the future brings.

I am curious about the convention center and how it is doing, as the building was designed to be expanded with a mirror extension. Just wondering if there are plans to do that expansion anytime soon?

Yeah, I feel that is pretty overstated. Allegiant couldn't make Oakland or San Diego work from Provo, how in the world would Tucson be the next option? Especially when they already fly from Provo to Mesa.

...The engineering building is located south of and connects to the W. W. Clyde Engineering Building. The new building, which was under construction for two years, is five stories tall, 200,000 square feet and was entirely funded by more than 18,000 donors.

The building contains offices, teaching and project labs, classrooms and Harvey’s Cafe, a cafe named after BYU alumnus Harvey Fletcher that will serve gelato and open later in September.

Enrollment in BYU’s engineering college has boomed since the Clyde Building was built in the 1970s. The program now has about 4,000 students enrolled, compared to 1,400 students in the ’70s...
