In case folks are not aware, published articles about the Gotham Greens rooftop greenhouse in Pullman may be of interest (I did not know the facility was this large).

3901 N Broadway

Not sure if this has been posted. Not much to look at, but replaces a crummy gas station on the corridor of Broadway and Sheridan. 100 units, 65 parking spaces.

"East Lake View Neighbors met with the developer, Vermilion Development, on February 2, 2016 to review this proposal and agreed to support this project."

It's ugly, but I'll take it. There is a pretty substanial proposal on the block just south of there (the starbucks "eagle building" will be saved), that immediate area will have a major transformation in the next couple years.

I don't think it's ugly at all. All things considered it could be a hell of a lot worse.

I live in this hood and have had to endure that fugly gas station for years. This is nice-looking, and more importantly an immense improvement to the local area.

Definitely an improvement over the current gas station, but it's not a great design. Looks like something you'd find on a college campus, which makes sense given Vermilion is the developer.

Also saw this expansion by Sarah's Circle on Ald. Cappleman's website:

Thought you meant the corner of Broadway and Sheridan for a minute. Was going to say it IS on a college campus. But never mind. To bad. Would love to have more development near Loyola.

This one is kind of interesting... apparently a developer is looking at taking the nice old parking structure at 3115 N Broadway

"A new presentation to the community was made by JSM Venture this past week that altered the original plan for modifying the 1929 five-story Ritz Parking Garage into a residential building with retail stores at ground level. The garage is in run-down condition and rather than a renovation the developer wants to change the interior to create 49 apartments and 37 parking spaces. The first two floors of retail space would remain (now occupied by Intelligentsia Coffee, The Apartment People, Contacts
& Specs, European Tailors, and a dentist).

The unusual floor plate is such that net space usage is only slightly more than 50%. This makes for unprofitable adapting under existing city requirements, leading to a request for a variance. If granted, it would entail rem oval of a large segment of of each floor above the second floor to provide natural light and ventilation. The rental units would include studios, one-bedroom, and two-bedroom apartments. The residential entrance would
face the street, opening to a one-elevator corridor."

I don't love the facade treatment (I think it actually looks better as-is without the balconies), but a parking garage to 49 apartments is a win in my book!

Yes. However, this is not such a bad building given what zoning permits. All parking will be underground. The parking spots are at a 1:1 ratio, but again, that's what zoning requires, and this site is just outside the 1/4 mile TOD radius around the Sheridan stop so it can't get reductions.

Demolition fencing is up at the old Malcolm X building. That will be the site of the new Blackhawks training facility and Rush campus expansion.

^Subcontractor bids for Blackhawks are actually due early next week. They're moving swiftly on this. Interesting factoid: the building is tax-exempt which is good for the Blackhawks especially since they're building this with the city in mind

i know its been written about, but the HVAC on top of El Centro pretty much ruins the design
