^ once these wood framed beasts are finished out, you won't really notice the difference.

At this stage though, this building is very vulnerable to arson.

Long term there would be some issues related to durability, but only if maintenance is not kept up. It would be not much different than your own house (assuming you have a typical wood framed house).

Is it any different than the sheen wearing off one off those red brick buildings across the street? Depends on the finishings I guess. And maintenance.

Between this, West Broadway Commons, 290 Colony, and the project at Maryland and Westminster, West Broadway should hopefully get a real good boost in its number of residents.

The developers and area residents should put some pressure on the city now to put street lights on that block. It has a sidewalk and trees on one side so streetscape wise it's no the worst, but there's no lighting on it which is not great, especially in that area. There's already above ground hydro poles/lines on the east side, so I imagine they could probably add lights to the poles for fairly easily and economically.

Honestly not a bad strategy. They're so far away from each other you can get more bang for your buck.

I don't remember what thread we were having the tree (diversity) conversation in, but it's interesting to note: walking around in South Vancouver today, all the tree-lined boulevards are different species. Looks to be 4-5 different trees that alternate in a pattern down the streets for blocks. This biodiversity would help us in Winnipeg with all the tree diseases. Losing all the elms and replacing them with another monoculture is just gonna make this all happen again in 30 years.

Looking at the map here, it does look like newer neighbourhoods have better overall tree diversity than core neighbourhoods, but even there you can definitely see extended runs of the same species down a street.

Hopefully Bowman's tree planting plan from last year improves upon this a bit.

Wouldn’t Vancouver have many times more tree species to choose from?

They sure do, they are in zone 7ish and we are just about zone 4 for hardiness. Lots more options for them to choose from.

it's the low-rise apartment version of the house from a CMHC plan. wander in enough neighbourhoods and you're likely to run into a carbon-copy of your house.

I live in an early 90’s neighbourhood in st Vital my street lost all its mature lilac trees a few years ago to disease, the street is just not the same. Every house had the same species, other nearby streets have different species. The replacement tress on my street are all the same.

One near my sister's house is like that. Maybe the same one!

I remember when nearly all the birch trees in our neighbourhood (at least) died within a couple of years. It might have been around 1978. We had a couple nice ones in our yard. They used to add a bit of variety to the oaks and maples.

Also the render on the new northernmost hoarding has images of a lobby bar, on the left side when walking in from the plaza.

The City is doing engagement for its Residential Infill plan. There's a survey and a copy of the plan behind the link if any of the forum wants to balance out the anti-development wingnuts that always come out of the woodwork
