Can anyone refer me to where on this thread I can find info to orient myself with the Flats East Bank? I don't usually visit this thread, but it has struck my interest. thanks in advance.

I agree, I'd rather see Cleveland's urban fabric repaired (aka the parking lots on prime parcels downtown are developed) with well-designed shorter towers than one site developed with a super-tall. As it stands, there are three proposed highrises in Phase 1 - a pure residential building, a mixed-use building, and the 20-story office tower. The financing for those is secured. After that, future phases of Flats East Bank include another high-rise hotel and a corporate tower.

StatenIslander, the info for Flats East Bank is under the "Proposed" section on the first page. However, there's much more info at the following link: http://www.flatseast.com. Once there is steel poking out of the ground, I'll move it to the "Under Construction" section. Also, let me know if you need insider/industry info - I have some contacts who can help.

Euclid Avenue is getting a lot of redevelopment right now thanks to the new Healthline that is opening up in October. There's a lot of work being done to add new units there right now. The Warehouse District is also continuing to grow. Bob Stark's Pesht plan is going to definitely bolster the area and help connect it with Public Square. There's also a bunch of new units getting ready to open on E 4th St. Downtown's going to be getting several thousand new housing units within the next two or three years. Granted, there are more rental units than condos going in, but the important thing is that the area is really starting to transform into a neighborhood now and not just a place for people to work or go to see a game.

One of the bigger redevelopments right now is in the 688 Euclid building. It's a 9 story building that's going to be getting about 220 rental units with ground floor retail.

warehouse district

WHen is Stark going to start on that project? I saw the plans back in May, and it looked great....but I havent heard anything since. I live in Lakewood now and would love to move downtown, I just want a full-service grocery store near. I hope they will put a trader joes or heinens in the flats.

and the Dave's in Ohio City isn't close enough to downtown for the big shopping trips?

maybe

It could...and i like to shop at the west side market...but ideally i would like to have a quick walk to the grocery store...there is plenty of space in the warehouse district, and I think with that many people living downtown it coudl work out well.

The critical mass is estimated to need to be 10,000 people in close proximity, I guess you could count all of downtown, in order for a large grocery store to be successfull. Does anyone know the current downtown population?

There will be a Heinens going into the FEB, so that should help. Downtown population is a really hard number to pin down. It all depends on who is counting and where they draw the lines. Most people agree that Downtown is right around 10,000 residents, but that doesn't even count all the people living in the Stonebridge development on the Flats West Bank.

Everything I've heard is that you need approx. 25K to sustain a full-service grocery store in a neighborhood. Downtown Cleveland is at 10K, and as cle_pride said, that only includes the area from CSU to the East Bank of the Cuyahoga - not Stonebridge. What will be interesting to see is if downtown's current occupancy rate of >90% holds once the new apartments along Euclid come online. You have 200+ units in 668 Euclid, 100+ units above Corner Alley (East 4th), 50+ units in the 1001-1021 buildings, plus the planned projects at CSU.

Downtown Orlando is getting a major grocery store (Publix) with a downtown population of around 10,000.

^Keep in mind that downtown Cleveland has two grocery stores already. There's Constantino's in the Warehouse District, which is about 10K sq. ft., it's more of a specialty market but it carries the basics and then some. Then there's the grocery store at Reserve Square which is 20K sq. feet, just shy of your typical full-service store. It's not upscale, but it does a good job providing for the locals and downtown workers.

anyone considering the area around the e55th rapid station as the next 'hot spot?' seems like an ideal location to go builder-crazy.

^If you mean the East 55th station near I-490, I think it's a bit too isolated for any kind of mixed or residential use. Recently, Bessemer Avenue was reworked and extended which has helped boost the manufacturing/industrial investment in that area, but not many people want to live near that.

not for me

I think we need to continue to develop our west side...thats our most potential. Tremont, Ohio City and Detroit-shoreway area has alot of art, culture, cuisine. If it can continue to gentrify, then we could be looking at a really near part of cleveland, west of downtown. To be honest with you, I dont know if the east side between downtown and UC can ever develop, Euclid Corridor or not. It is very run-down and unsafe at a lot of places. If we can focus on certain areas, there will be a chance the gentrification can spread to other areas on the east side. ANy news on Jacobs building in Public Square?
