If you take a closer look at the render the windows at the top are not actually arched ... they are squared off but have an arched frame (which can still be done with the cladding)

Yeah I'd have to agree, looks pretty arched and round to me too.

I get what you're saying though - the windows could be "regular" and then the curved part plopped on top.. we shall see.. we shall see.. don't let us down core urban...

I think this is still the thread for the completed Laundry Rooms building too, right?

Does the bylaw approved for council ratification today mean that building needs to change its business model?

I feel like many AirBnBs will apply for hotel status, or they will operate illegally.

The Laundry Rooms is a hotel. They have 4 locations and 2 on the way and 2 more to come. They have on line booking system and you book with them.

I understand what they are marketing themselves as, but this property was completed as a residential building is my understanding, not a hotel. I don't recall them applying for a change of designation of the building. That means they are essentially operating as an AirBnB hotel, which will not continue to be allowed under these new licencing rules.

A hotel use is permitted in zoning and since the use was introduced at occupancy, they wouldn't have needed a change of use permit, just an amendment to the building permit at some time. Or at least that's my understanding.

Changing a use from one permitted use to another only requires a quick code review to ensure that there aren't code issues with it. The only permit on the city's website is for Plank, so I can't tell if this was done already or not, but even if it hadn't, and the building department still thinks this is a residential building, a change of use permit is quite minor and could likely be processed in a month or less with absolutely no pushback as it would strictly be reviewed from a building code perspective. And given that the building is brand new, I suspect it would be a quick rubber stamp.

Hrmm so far it's looking accurate with that cornice "lip" - now for the moment of truth - the top floor ^_^

Once again it's amazing how this building just looks like it's always been here, even before it's finished.. they really have a great way of melting stuff into their surroundings...

Drove by today, didn't snap a pic as a result. The entire façade is complete I believe. The arched windows are surely there at the top though I didn't get a close enough look to see how they were done. Next time I go by I'll take a photo, but I'm sure either someone here or Core Urban will beat me to it.

Those arches are DEFINITELY not what was in the render.. I seriously questioned the likelihood of having them jut out as much as they proposed..

still, the cornice lips are looking nice - and I won't complain too much - they are ARCHES still after all - sad we have to celebrate whenever an arch is implemented in architecture.

Seems they scrapped ALL of the architectural elements that originally jutted out - the big squares on the top part, the protruding arches, and the little box jutouts under each door.. not too happy on that sorta detail stripping.. wonder why the design was changed so radically.. now there aren't any nice little details that stand out, it's all been rather flattened.. maybe cost.. the top parts on the roof feel the most disappointing in that way.. just 3 box frame details..

I really hope they don't use foam to flesh out details afterwards.. naturally I am gonna be the most picky of this design - when I see a render on a billboard outside the building, I expect the final result to look LIKE the render.. esp when their last ones were so spot-on..

Looks like they referenced their original render more than the second higher one.. I dunno.. gonna be honest, it feels like they cheaped out on this one.
