Think they might as well rethink Granville Mall in general - the streetscape they were trying to protect is gone, and the new one needs different regs.

Yeah I was just gonna say... This stretch of the street is the only part that looks walkable. The rest of Granville looks disgusting.
Not sure if this project will do anything significant to the dying streetscape

If, as jollyburger”s post say, Bonnie’s is one of the largest landholders on Granville then aren’t they partly responsible for that sorry state? I was under the impression that residential was restricted on this strip because of complaints from residents of buildings like the Capitol?

I'm surprised that the City would even consider residential for Granville Street - it's bound to be noisy on weekend nights, unless they require triple-pane glass.

There's not really policy that would currently support residential on this part of Granville. Note that councillor Kirby Yung, quoted above, doesn't reference residential development.

Council can approve any rezoning they choose to - as The Hudson shows to the north. That offered a significant public benefit in providing the accessible entry to SkyTrain, while there's nothing like that attached to the Bonnis proposal, and it's part of the entertainment district. Hotel makes much more sense than rental residential. As we've seen with several other Bonnis proposals, it's quite possible that it wouldn't get built, even if it was approved.

They pulled that updated rezoning permit for the 800 Granville project. Maybe it'll show up again soon under a different permit.

Except the city is basically inviting the trash down to party.

After The Capitol I thought they had learned their lesson about approving residential on Granville.

Nothing new but they moved the rezoning permit here. They said they are preparing notifications so I guess we'll see the rendering soon.

I like this better...
They got rid of the big banner LED screen which overwhelmed the heritage facades (and kept it on just the corner)
Looks like the old corner facade is being kept.

Is that wide a bridge over the Commodore Ballroom really worth it?
I could see that narrowed to a wide passage in the value engineering and square footage moved into the north podium.
Someone's pet project must be to bridge over the Commodore.
I'm surprised it's not a tower and cable-stayed bridge design.

I like how narrow the south tower is, but the north tower looks very boring. Surprised to see them going for such heights along Granville Street.

Retention of the Lennox Pub building at the corner is preventing the widening of the Robson sidewalk.
Could that be a strategic move to get bigger floorplates above?

It's a rezoning, so at this stage you can't assume that it's anything other than a massing exercise. All the materials and other details could change at the development permit stage, if City Council approve the rezoning.

The documentation mentions that to obtain CMHC funding, they have to have a proportion of the units letting below market, so they've included a replacement SRO (that was an issue with their previous proposal). So they aren't going to blowing the budget on a more expensive design.

If the Club owners along Granville Street want it cleaned up by FIFA2026, then they should agree to have the whole area gated and ticketed for secure entry. That's the only way I can see the City financing a facelift after the homeless shelter residents are relocated.

Personally, I think FIFA is in doubt next year with all the tariff wars.

BORING!!!!!!!! Although the height increase is needed, I'm truly disappointed with this revision. For a block of the Granville strip that should be the showpiece of the entertainment district, putting in 2 mostly boring rental towers that look like any other building downtown is a huge letdown. At least the original had a uniqueness to it (kind of a Nashville vibe) and the huge LED visuals along it gave it a unique vibe.

Also, wtf is with the 2 floors of bike storage directly above the Commodore. It should be a cool space for a music venue, club, or restaurant.
