After these two approvals that you mention, is it a green light or are there other hoops to jump through?

Still need site plan approval but that’s city staff and not public council.

Next city council meeting includes

Item 42 Conduct a public hearing and consider an ordinance to amend Title 25 of the Land Development Code to exempt properties within a Planned Development Area that do not contain industrial uses from specific industrially-focused regulations.

I have to assume it's mainly related to McKalla and its forthcoming LI-PDA.

Rezone passes Planning Commission with amendment to require TIA at site plan approval if practical. It goes to city council June 6th.

I noticed the planning commission site has a 56 page document on McKalla (it's under Austin FC, not McKalla).

A large part of it is sign regulations (which i don't think we've seen before).



(I find it amusing that we've got 3X the amount of text in sign regulations than Columbus still has in their entire non-binding "deal").

How crazy would it be if they just end up folding the team if they can't get their stadium built. I'm sure the Browns owner has some condition reducing his risk if they can't get a stadium built.

I'm curious as to what protections or provisions there were in that whole deal. There don't seem to have been any leaks, we don't even know how much (presumably some) Haslam paid to buy the team.

What protections are there for Haslam if the stadium deal (or part of it, like the redevelopment of Mapfre which seems to have already fallen through)? What protections are there for MLS in that case (Haslam may be happy to just sit in Mapfre and share in SUM payments, MLS presumably isn't)?

Or perhaps the worst case, what happens if they build the new "downtown stadium" and the fans still don't show? Is MLS locked in to keeping the team there for another 25 years? Is there a clawback provision for the franchise?

I'm not surprised about the lack of leaks. No one heard about PSV's Austin provision for years. I'd be willing to bet the MLS would buy out Haslem's franchise license if a stadium isn't built. Then they would put the team on the market and fold it if no one buys.

I don't think the MLS could give him protection against a lack of support with a new stadium though. That's just the risk.

I heard that construction was suppose to start this summer on the new Columbus stadium but I haven't heard anything at all about it.

Yeah, that's what the Crew fans were saying in December, that they'd start and finish their stadium before McKalla.

Something about the process going way faster because it was (part?) private land. Maybe its true, and maybe Columbus just flies by the seat of its pants and has a way less onerous development process. Though nothing about the McKalla process seems to have been particularly slow (so far at least). They're on the first round of comments on the site plan, rezoning seems to be moving along through the commissions nicely.

Or maybe Austin is just way more public and dedicated to open government than Columbus. We saw a lot of the sausage making. We saw the term sheet. We see the contract. Columbus has none of that in place (that we know of).

$150m was the number floated, in terms of what Haslam paid for Crew. It equaled MLS's "expansion fee" at the time (now $200m). Best I figure Precourt transferred his rights to Austin, then sold Columbus rights to Haslam for $150m. By way of paying the expansion fee Columbus essentially became an expansion team, albeit with the same name, players, stadium, etc. Clear as mud right.

The pool will definitely make the stadium unique like how most baseball fans know of Chase Field's pool.

I'm already picturing drunk fans splashing the pool when there's a goal lol

This article might be of interest. The LAFC stadium (also designed by Gensler) has some kind of pool in the supporters section. I've never been to Banc of California stadium but by all accounts it is world-class. The costs were pretty similar to Austin FC ($250m) when originally announced but the final cost was reported at 350 mil. Hopefully we get something just as nice as that one.

On a side note, I think the airplane wing look for the roof is pretty unique but would make a lot more sense if there was some aviation connection. During one of the early focus groups, we were asked about various locations. Downtown and the Domain were discussed as favorites, but so was Mueller. I wonder if this design was originally pitched with Mueller in mind?

As another side note, a green/living roof canopy would have been pretty cool given the logo.
