Seems a bit crazy given that this is a pretty high profile development. You would think they would have there ducks in a row by now. Hopefully this is not going to be one of those towers that is plagued with stop work orders.

Nice design. It's just enough to make it interesting over some boring box. I think that creativity like this is important compared to the usual boring buildings you see.

This has already resumed below grade work when they got their below grade permits a few weeks ago. Can a mod change the title?

Looks like decking is at ground level and rebar is starting to rise above. Was it this far up at the time of shutdown?

It's at grade.

This project has been having troubles getting an above grade building permit as although it has zoning approvals it's been struggling to complete several other conditions of approval to get the permit issued.

Specifically, the project has purchased a nearby property beside a park and they need to demolish the house on it and convey it to the city for a park expansion prior to the issuance of the permit, and that hasn't been completed yet. An exception went in front of council to proceed without the park conveyed, and I believe that was approved a week or two ago, so we should hopefully see an above grade permit soon. Once that happens we should finally see this rise above grade level.

It depends. There are a few different permit types the city (of Toronto) can issue. For smaller projects, it's obviously a little more straightforward often resulting in a "building permit" that can be a catch all for the project.

For this - and I'm not familiar with the project's particulars - there may have been a foundation permit as well as other conditional permits that do not include above grade construction in their scope, necessitating a separate permit to continue.

Yup. Typically a large condo in Toronto gets 3 major permits - excavation, below grade, and above grade.

Excavation doesn't need any approvals to get issued - it's typically called "soil remediation" to bypass the need for a Site Plan agreement.

Below grade needs an agreement in principle for the site plan approval - even if technical clearances haven't been satisfied.

Above grade needs zoning to happen, as zoning only regulates structures above grade. That's what's been holding this up as even though it's approved with conditions they hadn't cleared all their conditions for the zoning by-law amendment to come into law.

Hopefully this hints of the structural steel’s arrival soon. The 4 yellow supports lying on-site will be vertical, presumably to support the 45 degree angled steel from the super columns.
