Some new plans for the old AAA headquarters. This will be a boon to the currently blah Market/Van Ness intersection.

I can't believe 55 Ninth is actually going to start. That's been an empty lot forever. I wonder if they'll change the design from the previous developer (Anka, I believe):

I'm not holding my breath about Crescent Heights. We've been told construction is imminent so many times.

On the AAA building, I never thought it looked bad though I'm definitely in the minority on that. No matter, I'm sure the new skin would be better if they eventually decide to pursue that plan.

AAA Headquarters & 9th Street Development

1977 - thanks for the updates. A lot to digest in one post. I live in the Archstone Fox Plaza near the development mentioned. My neighbor had noticed this week that the street level parking lot was blocked off at Polk & Hayes Streets, now we know why. Next year we could see a lot of dust flying in my neighborhood - I'll be doing a lot of vacuuming!

peanut gallery - The AAA building is much to look at so it would be nice to see a new skin on it. I watched it being built from the sun deck on the Fox Plaza.

I doubt it they will be demolition? You couldn't breathing too well. You have to keep away from the dusts. You have stay inside the entire building and do not go outside.

Is 55 Ninth that terrible hole in the ground that is right on Market? I really hope so, that parcel is quite the eyesore.

Edit: I just checked google maps and it appears that the empty lot is on 10th and Market. I would love to see them build something, anything there.

Swinerton Builders has received the green light to start work on a long-stalled 749-units apartment complex at 10th and Market Streets.

The $200 million apartment project, being developed by Miami-based Crescent Heights , is a central piece of the city’s plan to bring new activity and investment into the city’s Mid-Market neighborhood. The development, originally for-sale condos, was shelved before the recession started in 2008; it was redesigned as apartments last year.

“We got the notice to proceed today,” said Jeffrey Hoopes, president of Swinerton. “Tomorrow we will be moving trailers in and putting up fencing.”

The project will bring significant relief to the ranks of the city’s construction trades, which have struggled with double-digit unemployment for three years. The 10th and Market project will be built all at once, rather than phased, and will be the largest new housing development in San Francisco since the recession started in 2008.

“It’s pretty exciting. We’ve been waiting for some of the larger projects to start,” said Hoopes. “At the peak there will be 800 workers on that site.”

Swinerton is also the general contractor on phase two of Angelo Sangiacomo’s Trinity Place, a 417-unit rental project at Eighth and Mission. The two developments represent 1167 new Mid-Market housing units. Earlier this year the San Francisco Board of Supervisors passed a Mid-Market payroll tax break in an effort to lure tech firms to the area. The geographically target tax break resulted in Twitter’s announcement that it was moving to 1355 Market St., the former San Francisco Furniture Mart building.

Glenn Rescalvo of Handel Architects, who also worked on the Millennium project at First and Mission streets, designed the revised project.

10th and Market Streets

ElDuderino - thanks for the update. It is difficult to tell from the artist picture, but it looks like it might be an interesting building. I live across the street from the site and will see the structure from my balcony if I get close to the railing. The area is now red hot!

Forgive my ignorance, but the last few times I've driven into SF from the East Bay, I've seen a crane sitting more or less where One Rincon Hill's North Tower would be built. I doubt that it has anything to do with the North Tower, is there anything else going on around here?

Btw, leasing signs were posted at the parking lot for last (southwest corner) of the Foundry Square buildings. I haven't been to that area in awhile but I think they are relatively new.

Thanks for that find. Foundry Square III looks pretty significant, and a while coming. 333 Harrison looks smaller, but should look nice from the Bay Bridge. I'm glad to see both are going forward

I would love to see this building active and lit up again. I really miss it's presence in the skyline at night.

Pacific Telephone Building

1977 - The building was awash in light recently, mayber for a movie? A lovely building. I love the granite eagles on the top. I'd preferred to see it as a condo/hotel but the market rules. The lobby as I'm sure you know is stunning. I worked next door for 15 years in the Rialto Bldg., a pre 1906 earthquake structure that burned & was dynamited but did not fall & was rebuilt.

10th and Market Development

I got a view of the 10th and Market development today from Mission Street. This view will not exist in a few months. Pictured from left to right is the AAA Building (to be converted to apartments), The Argenta apartments and the Fox Plaza office and apartments (Archstone). A part of the Bank of America building can be seen on the left. B of A was to build a twin tower at 10th and Market Sts. but got angry that the city of San Francisco passed an employee tax and built instead in the East Bay. The property then passed out of B of A's possesion.

No way? Thanks. I've been out of town this week so I haven't seen it. And yes, huge fan of the lobby...so beautiful.

Also, thanks for the progress picture at 10th and Market. IMO, this project is a total game changer for the mid-Market/Civic Center neighborhood.

If I'm not mistaken, 1400 Mission is the lot directly south of the 10th and Market project. We could see this whole city block developed over the next 2-3 years!

Thanks CyberEric - The California Automobile Association building is 29 stories. The 10th and Market Streets (was referred to as Crescent Heights awhile back, not sure that is what it will be called) is to be 35 stories.
