Malick recently closed a development site deal in Downtown Los Angeles where a 4.6-acre site on two parcels in the Fashion District traded hands for nearly $40 million. The buyer plans to continue to operate the property as an income-producing industrial property for now and develop it in the future. While the Neighborhood Integrity Initiative wasn’t a factor in this buyer’s decision, Malick says that other developers do have concerns. “Before a developer is going to spend a significant amount of money on entitlements, they are going to want to wait and see the results of this initiative,” he explains.

With the vote looming, developers don’t know how to move forward or what will happen in the event that this initiative passes. It leaves a lot of gray area. “What is missing right now is government and regulatory clarity,” says Malick. “Right now, we are in an environment where it is difficult to get anywhere near clarity until we get beyond the March election.”

The Neighborhood Integrity Initiative is not the only development-focused ballot measure generating attention. The Build Better L.A. initiative will go up for a vote in November and would require developers include an affordable housing component in every new project.

This pic was shared over at SSC the other day. I was bored and so decided to overlay the new towers U/C to see what the skyline will look like. I took a bit of a design leap on 1212 Flower cause they are literally behind Circa, and so can't really be seen except for the taller tower. I didn't do the proposed towers. Apex 2 won't be visible because it is behind the Ritz-Carlton. And from looking at the Metropolis webcam, Tower 3 has topped out, since it is only a bit taller than Tower 2. This was done in Illustrator.

Also, I apologize in advance cause I have no idea how to resize the image.

Oceanwide Tower 1 is now three floors above street level, while Towers 2 and 3 are both two floors above street level. Apex II's foundation has been poured (based on what I saw) and vertical construction should begin any day now. Circa's two towers are both at least 12 floors up (including podium). Work at 1212 Flower has begin with the apparent demolition of the adjacent building and ripping up the asphalt.

that damn new parking garage/Walgreens (or is it Rite Aid) is a travesty. So out of place and cheap looking. Pictures don't adequately convey how out of place it feels in person imo

Hopefully it is torn down in 10 years and replaced with a tower

Was downtown for the first time in a few months and the sheer scale of the construction there isn't truly apparent until you experience it in person. It's absolutely massive. I was picking up and dropping off mostly, so didn't have time to get a lot of pics, but snapped this one of Circa while waiting for a light on Pico out in front of the convention center. By my count, they're working on the 13th floor. By the end of the year they should have 7-8 more floors on this, and it will start to be very visible on the skyline from points south and west. Crappy quality because it's my cell phone. I need to get down there with my trusty DSLR one of these days.

what a nice change of pace for ppl visiting dt!

I recall all the yrs I'd drop by there & almost always come away with a nagging feeling of.....

Across the street from your former residence & next to the rising apt bldg captured in one of user2468's pics is a historic landmark that was once abandoned & derelict.....similar to that part of dt in general. I recall when the higgins bldg was abandoned & covered in dirt, & nothing but parking lots existed east of Los angeles at 2nd st.

not a second too soon....

Urbanize LA has a story up about a 14-story building proposed for the Fashion District. I'll let blackcat23 post it here, but I found these renderings on the architect's website. This looks like a separate project (Pico and Albany), although the design is very similar.

My first reaction is skepticism that something that looks that good would make its way to the Fashion District. I hope I'm wrong. This is what I'd love to see spring up in Chinatown and along the river.
