More from the Capstan Village area.

Here are some renders of Sorrento, the second phase (technically phase 1b) of Pinnacle Living at Capstan Village:

The first phase (phase 1a) is currently under construction, labelled as 8633 & 8677 Capstan Way. This phase includes 3 more towers, with two currently being marketed (Central & East). I can't remember for sure, but I think Concord owns the blank space south of the park.

I love the scale of that. I wish that's the scale that was built along Cambie.

Agreed. There's no excuse for a majority 6-storey transit corridor when this is the baseline in a suburb at the end of the same line. Yet some people like to believe Vancouver is allowing supply in-line with demand.

Isn't Oakridge Redevelopment proposing more or less similar idea project?
Well... perhaps Oakridge is bigger, a 15 to 20 year. But different phases match this Capstan scale. IMO anyway.

I am not sure which tower this is in Coquitlam, but it is making starting to look very tall! It's located south of the main cluster.

That would be Onni's 1123 Westwood: http://www.onni.com/new-homes/metro-...1123-westwood/

Difficult to tell for sure with the blue film, but the glass looks like it could be nice and dark.

They pretty much all look the same around there anyways. What's the difference?

I was surprised how tall this tower is as its location outside of the main cluster really makes it jump out. I really like how tall and skinny Coquitlam towers appear. I don't know what makes them look like that but I really like the overall profile of Coquitlam. I hope to see some 50-floor towers go up there after Evergreen Line is completed.

Oakridge towers will be three times the size of those ones.

Eventually, in 20 years. the Capstan one looks would be complete in 3 to 5 years at the most.

Oakridge is supposed to be done in 2024, i.e. 9 years. Not sure how that's relevant either way.

Captan won't have 40 story towers.

The Capstan Way precinct will have about 6,500 units between Concord, Pinnacle, and the small-ish Polygon site tucked behind Canadian Tire.

Oakridge will have about 2,900 units.

Those Richmond towers are nice and all but VERY forgettable. Nobody will be able to distinguish individual Richmond projects or towers from each other, as they all look alike.

I'm fine with that. These aren't meant to be (or marketed as) landmark buildings, just regular condo mid-rises.

Sure and that is fine, but I think Richmond could have at least ONE landmark building. Now it's all same gray blob.

It would be nice to have a some 'style' so each development looks a little different than it's neighbours. They don't have to be landmark buildings for that.

Yup, if it ever gets off the ground. Those ones at Capstan already have many other services and amenities nearby. Oakridge is by itself, therefore the scale has to be larger to make it a full neighbourhood centre.

Capstan is getting grey blobs because it's Concord Pacific and Pinnacle, the kings of grey blobs. Richmond has shown at can support striking architecture (by suburban standards) - it's just up to developers:

Centro, by Rize. Designed by DIALOG:

From the DIALOG site.

Paloma, by Regent. Designed by Integra:
