This 633-Unit Arquitectonica Project Will Promote Metrorail Ridership, Developer Says

Note: Miami is epic

A multifamily project designed to promote Metrorail ridership is being proposed at 650 NW 8th Street.

The eight story project is to be called River Central. It will include 839,594 square feet of floor area, with 633 residential units and a small amount of ground floor retail. It is also proposed to include 656 parking spaces – fewer than required by code, due to the project being located a quarter of a mile away from the Culmer Metrorail station (a waiver will be needed.) The Miami River is also a short walk away.

Miami’s UDRB is set to review the plans next week.

Windsor Capital Corporation, led by Roland DiGasbarro, is the developer. Windsor has invested in $3 billion worth of real estate since being founded in 2003. DiGasbarro is a board member of Professional Bank and a former investment banker at Lehman Brothers.

The 76-story, 857 foot tall Liquid Lofts to replace an old parking garage at 35 SW 1st Street goes before the planning board on the 15th seeking set back variances.

Sieger Suarez are the architects.

Here are the plans. Renderings on pages 99-102 if someone wants to screen capture them. Not very good quality renderings.

Midtown Miami Getting Another 700 Apartments At Chiquita Property

Booming Midtown Miami has attracted the attention of a national apartment developer. The result could be yet another massive residential project.

AMLI Residential, controlled by Morgan Stanley, has filed plans to build a 12-story, 700 unit project on the former Chiquita Banana distribution facility in the Midtown Miami area. Plans also call for 1,185 parking spaces.

AMLI has a portfolio of over 20,000 rentals nationwide, and is in contract to purchase the land from an entity controlled by Alex Vadia.

It would become the largest of several rental projects in Midtown. Midtown 5, under construction on adjacent property, will include 400 units. Across the street, a partnership is planning a 300-unit apartment project called Midtown 29. Countless other projects are underway or planned within blocks.

AMLI’s proposal calls for a project that is well below the density and height that is permitted on the property. Plans also call for about 10% more parking than is required by code.

City officials have been reviewing the plans over the past several months, raising several concerns including pedestrian access into Midtown. In addition to a walkway, city officials may want a pedestrian bridge over the All Aboard Florida/FEC railroad track. Miami’s UDRB is scheduled to review the project this month.

Zyscovich is the project architect.

Cranespotters.com also reports 18,100 more downtown-area condos are planned or proposed

Cranespotters.com reports that 238 units of the 1,242 total units in these buildings are listed for sale at asking prices ranging from $379 to $627 per square foot. In addition, 245 units are available to renters with rental asking prices from $2.67 to $3.63 per square foot.

Beckham partner: Soccer next to Marlins Park means “two great properties” together

David Beckham and his investors plan to start negotiations with Miami to build a soccer stadium on city land next to Marlins Park, rejecting past concerns about a site they now see as having the potential to be a thriving entertainment district.

The University of Miami is not part of the plan, though Beckham partner Marcelo Claure said talks with the college continue to build a big enough stadium to house its football team as well as Major League Soccer.

“Obviously we are in conversations with the University of Miami, but we figured we are running out of time,” Claure told The Miami Herald on Friday. “MLS has been very clear: if we are going to bring soccer to Miami, it needs to be now.”

Miami Mayor Tomás Regalado announced the tentative deal at a news conference Friday after a video meeting with Claure. He said he would seek approval from city commissioners to start the talks over how Miami could provide the land for Beckham’s privately-financed stadium.

"This is a milestone," Regalado told reporters. “We just have to work together.”

In his remarks, Regalado said he favored putting a final deal to city voters in a referendum. A referendum was considered a hurdle in past stadium talks, though similar ballot items have passed easily — such as SkyRise Miami tower on city land next, and a privately-funded expansion of tennis facilities at Miami-Dade’s Crandon Park.

With the Marlins Park site long considered Beckham’s most realistic option, Friday’s announcement brought two news bits of information.

The first: UM not being at the table. The private college has 17 years left in its lease with the Miami Dolphin at Sun Life Stadium, and breaking that deal would be costly. Housing UM also would move Beckham’s 25,000-seat soccer stadium to about 40,000 seats, complicating the budget and design logistics.

On Friday, UM athletic director Blake James said he “will always keep all options open” but emphasized how much the college likes its current home and the renovations underway there.

“It’s an exciting day for soccer fans in the South Florida area. I congratulate them on moving forward,” James said. “With that said, we are in a contract with Sun Life Stadium and are excited to open our season there on Sept. 5, in many ways in a brand new stadium that will enhance our fan experience.”

The second bit of news came in the parameters of what’s needed to build a soccer stadium next to Marlins Park. While there was talk of a costly re-routing of 17th Avenue, Claure said his design firm sees no need for dramatic changes.

“We can fit a stadium perfectly well without having to make major movements of the streets or the avenues around” Marlins Park, Claure told The Herald.

Friday’s events makes official the gradual turn underway by the Beckham team as its public quest for a Miami soccer stadium wraps up its 18th month. The original plans for Marlins Park called for a soccer stadium to go next door, but Beckham and partners last year rejected that area as “spiritually tainted” by backlash over public financing for the baseball park.

When opposition doomed their bids for a waterfront stadium in downtown Miami, the Beckham group gradually relented to pressure to consider the Marlins Park site, where Miami owns large chunks of land. Recent months saw UM host talks with the Beckham group and Miami-Dade Mayor Carlos Gimenez about a possible joint-purpose stadium, raising hopes of MLS fans that momentum had returned.

In his interview, Claure declined to retract the “tainted” remarks made by partner by Simon Fuller in May 2014. But Claure, the CEO of Sprint, embraced the potential of joining the Marlins on a location that he said could be rejuvenated with the combination of two sports.

“We feel extremely good about it,” Claure said. “Because you now have two great properties put together. Our goal is to create an amazing urban park surrounding both stadiums.”

Mikveh-Equipped Sunny Isles Condo Tower Gets Thumbs Up

Shows a limited area to have supertalls in, but that's not necessarily a problem. In fact, this could encourage developers to build architecturally significant buildings instead of the condo filler Miami has been getting. In essence, I imagine Miami to continue to grow inland through dense lowrise-midrise developments, similar to the built area of many of SF's neighborhoods, LA and Chicago's core neighborhoods, Brooklyn and Queens' neighborhoods, and other cities that share these characteristics.

Miami Beach and much of Little Havana are perfect examples for what much of the city could become. If more apartments with low to no parking, dense SFHs or actual rowhomes,mixed-use buildings, (commercial ground level, residential above), less or no surface parking, and public transportation upgrades are done with increased growth of people and jobs, Miami could actually be an urban city. It's the closest city in the South that could urbanize and resemble some of the older cities in the Northeast and Rustbelt. It's already the densest city in the South and is still growing.

The idea of a American metropolis containing Latin American-Caribbean, international flar is pretty interesting to think about. It could have happened in the past pre-war, but it could happen today if attitudes change in America about urbanism. We need to increase the amount of cities we have that are urban. Miami isn't going to magically turn into NYC or LA, but it become a more realized version of itself. The skyline is just a part of making that happen and it even requires developing the areas right around downtown and beyond. I sure hope that happens.
