- 208 W lake Street
- 800/802 N Wells

Lastly, the Cedar Hotel has received its permit to salvage the facade and demo the rest of the building. Things should be moving there soon.
208 W lake is the rozack tower, 800 n wells is the new smithfield tower.

Are you sure 159 e grand isn't just for the water tank? If not, what a shame I really like that building.

It reads "Wreck and remove existing 4-story masonry commercial structure" and oops, actual address is 161 E Grand.

The buildings were not rated Red or Orange in the CHRS, so a demolition delay was not required.

1753 W. Congress Parkway is only rated Green, on account of its significant alterations.

That's what molly is for.

Chicago is colder than NYC. Not significantly, but enough that I think it would be noticeable if just barely. I wonder if the Chicago numbers take into account the windchill and if the New York's the heat island effect. And I don't know how much it affects the overall experience, but you spend much more time underground in New York. The heat lamps on the "L" platforms help, but not as much.

But yeah. When people (and I'm not talking about you here—just "people" in general) use an epithet like Chiberia to describe the city, it makes me think they haven't spent much time in other large Frost Belt cities.

A lot of the other disagreements are much more minor by comparison, and most people don't use the same kind of inflammatory, bombastic language.

That's kind of a Manhattan-centric perspective. There's not really a heat island effect in winter, and for a comparison of Times Square and Pioneer Court, the effect would be pretty similar in both places. Also, if you live in the outer boroughs you will spend plenty of time at open-air subway or bus stops.

Shame I like that building and the frantic corner office with zillions of bobble heads and stanley cups. As of tonight the building still looked fully operational

^ Damn it, that's the 3rd old school warehouse type building that will be removed from Streeterville in recent years. It's fine because it will eventually be replaced with a highrise, but Streeterville is losing most of whatever character it had.

I would really like to see that butt-nasty old school garage across the street and over to the east replaced. Now that's a streetscape killer...

I actually find that one of the more appealing garages. The old garages did not include retail but did have a welcoming, open feel to them.

I believe Oracle? the company that occupies the building recently signed a lease in the Wrigley building.

I know we're all for flashy new highrise projects, but the historic character in downtown feels like it's being systematically erased. It's obvious, but the smaller and older buildings in downtown (including Streeterville and River North) preserve some of the pedestrian feel of late-19th/early-20th century Chicago.

Yeah, though keep in mind this isn't in the absolute heart of Pilsen - it's on the very edge of it on Hoyne and Blue Island. Not far from the river.

I know, I'm just taking in general, from my own observations as well as discussions with realtors, other buyers, and bankers. It is really heating up.

Look out for the Pink Line to become the new Brown Line.

Received a letter last week from our friend John George announcing a request for a zoning amendment @ 171 N Wabash to allow for "the construction of 7 story residential building with a height of 80' containing 60 dwelling units, with commercial and retail space on the ground floor."

Must be the surface parking lot. Too bad it's so small.

^^^ Eh, I'm not worried about it, not everything new in downtown needs to be a huge highrise. Even a small building like this is a vast improvement over the current lot. Just one less potential site for the time being pushing development pressure further to the West and South where it is more badly needed. With all the new units being added in the NE Loop, 60 more is just icing on the cake and it eliminates a bit of car storage as well. In 50 years they can come tear this down and build a 495 Park Ave style pencil tower.

That's an improvement. If I recall correctly, the previous plan had been for a 7-eleven..
