Three-storey, 46-unit student apartment building proposed for low-rise Riverside Dr.

A developer wants to build a three-storey apartment building in a well-off Riverside Dr. neighbourhood and there apparently is no criticism from neighbours. The proposal by Marko Agbaba is going before the city’s planning committee. Moreover, the apartment building at the corner of Riverside Dr. and Rankin Ave. would be for "senior" student housing or for “young professionals.” Student housing has been a controversial issue in this residential area near the University of Windsor due to the quality of residences and overcrowding. Zoning currently allows four units per property and this would increase the number to 46. There would also be a reduction in required parking from 57 to 12 spaces. The surrounding area is described as “residential uses-low profile” in an accompanying report. But city planners recommend non-approval as the applicant “did not fully discuss the impacts that the proposed high density multiple unit residential development and requested site exemptions would have on the current and future neighbourhood.” The city would prefer townhomes or alternatives “more contextually suitable for the site.” Currently there is a single storey brick house on the property. The proponent’s consultant states, “There are like and similar buildings with multiple storeys and other low and medium profile residential buildings within the immediate neighbourhood making the proposed building comparable.” An open house was attended by more than 20 local residents and they had a “very positive response….there were no negative comments, and all the neighbours were excited” about it. The university also supports it.
