Maybe a little off topic, but I'm interested to see how the outlet mall area ages. Its somehow very deeply car-centric while having a weird sort of walkablility. My friend's aunt downsized into one of the apartments there to have access to grocery, Fort Whyte and shopping all on foot.

EDIT: If I was Grand Daimyo of Winnipeg, I'd put a train station for regional rail at Portage Junction and run a streetcar line from there, along Sterling Lyon, up Shaftesbury and across the river up to the airport...

These are the next four buildings approved for the outlet mall, the parking minimums just torch the concept of this area ever being a successful urban neighborhood.

Tuxedo Heights North & South
Location: 669, 645, 655, and 639 Sterling Lyon Parkway
Developer: Paragon Design Build | Forster Harvard Development Corp.
Architect: Affinity Architecture Inc
Status: In development
Documents: Subdivision and Rezoning–January 7, 2025 | Variance– January 7, 2025
Media:Description: The applicant plans to subdivide the subject properties into five lots, with Lots 2 and 4 designated for multi-family residential development, comprising a total of 439 dwelling units. Lot 2, approximately 2.7 acres, will be rezoned to the “CMU” Commercial Mixed Use district and will feature a seven-storey building at the northeast corner of two private streets, reaching a maximum height of about 71 feet. This building will house 255 units, including a mix of 1, 2, and 3-bedroom units, with 298 on-site parking stalls. Lot 4, approximately 1.7 acres, also rezoned to “CMU,” will include a seven-storey building at the southeast corner of two private streets, with a similar height of 71 feet. It will contain 184 units, also a mix of 1, 2, and 3-bedroom units, and provide 185 parking stalls on-site.

  • Tuxedo Heights North

Tuxedo Heights East & West

Media:

Lot 1, spanning approximately 1.5 acres, will feature a seven-story building with a maximum height of 74.6 feet, containing 162 dwelling units (a mix of 1, 2, and 3-bedroom units) and 121 parking stalls, including 44 underground. Access to Lot 1 will utilize an existing private street approach to the west, with shared access between the lots enabled by a cross-access agreement. No new access points from Sterling Lyon Parkway are proposed. The Westside of the road has already been zoned CMU, a twin 7 story building will be constructed on this site.
Permits:

  • Tuxedo Heights East (2026)

Wow. That's over 750 units in these four buildings at the outlet mall. Such a weird island of development surrounded by two busy roads and the busiest railway in the city.

You have to wonder if all this outlet mall residential is delaying any Polo Park residential from happening?

Description: Springs Christian Academy is proposing a new junior/high school, which includes a two-story school that will connect to the current building on its south side offering sports facilities and multi-purpose areas. This development also features new outdoor amenities such as a soccer field and a relocated playground on the north side of the property. In addition, the plans call for a new green space and plaza to be developed, situated between the existing structure and the proposed new school building.
Permits: #24-141445 DP-2024-06-14, Permit. Development permit for the construction of a new junior/senior high school addition to existing elementary school/place of worship

Anyway to deny the permits to prevent this cultist factory? The local Maple MAGA and Dprings Church Venn Diagram isn't a circle, but it's close.

During the approval process the local councillor, Evan Duncan praised the developer, calling this development at its full build out "World Class", Although he has been critical of the vast amount of asphalt parking surrounding all these new builds. hopefully the city will soon tackle parking minimums.

World class? More like a confusing cluster fk. Navigating through there is super annoying. Doesn't seem very pedestrian friendly, either.

Looks like there was a soft opening last night at the Tavern on King Edward (at the Sandman Signature). There was a line up at about 5:30. The hotel is also listed for bookings in July on Expedia. Maybe...just maybe it will mean that resources will FINALLY be moved downtown for the Sutton Place!

As an aside, I was just in Halifax this past weekend. What a lovely harbour walk. I would kill for something in a similar vein along the Red, from the Forks to the Legislative Assembly.

Unfortunately the north side of the Assiniboine River from the Forks to the Legislative is one of the main homeless areas in Winnipeg. An improved Riverwalk there probably won't be too popular due to presence of many homeless people/encampments.

I think a better idea would be to improve the Riverwalk from the Forks north to the Esplanade Riel Bridge. Pave the Riverwalk and raise the height so it doesn't flood every year. Maybe add some food trucks, trees, and seating. In the winter, people should be able to skate right up to the food trucks while the River Trail is open.

Also, does anyone know what's happening with the restaurant space on the Esplanade Riel Bridge? I think it's been empty for a couple years now. Is there no demand for the space or are there issues with the building?

Safety can be improved. Empty the encampments and actively police them to ensure they don't return. My idea is to spread some love away from the Forks which is essentially the only well-used area of our under-utilized and under-developed Riverwalk.

Good idea.

It's an office for a tech accelerator now. I guess restaurants had a hard time surviving the winters.
