I'm glad to finally see the first retail stores for Schuylkill Yards. This building will also get a new Starbucks on the corner. It sucks the food hall still isn't open. They recently redid the entrance and applied for a liquor license, so hopefully it's moving along. I'm anxiously waiting to see what they do with JFK Blvd. When this plan was announced they planned for a "shared street" with bike lanes, trees, and additional sidewalk space. Hopefully this project moves along soon.

I sure wish I had a liquor store right on campus when I attended Drexel! I had to schlep to 43rd & Chestnut or 20th & Market when that opened in 2014. Starbucks is good too. The mini one in Lebow cannot handle crowds and nowhere to sit.

Too bad the mini Target on Chestnut fell through, that would be a huge hit for U City.

Finishing an intro to property development course right now as part of my first semester at Penn's MCP program, which had a lot of interesting guest speakers from both the public and private sector. What is clear is that these developers are desperately looking for good retail, but it's so damn hard right now. Attaining and then retaining a retail establishment is one of the biggest challenges for an urban development project after completion.

I haven't traveled over to get a pic since it's been so cold, but there's a decorative lighting scheme going on, not sure if it's finished or being installed. I saw a light running down a whole corner at least

Did they mention the difficulties? I understand that a Hermes store would have a tough time at that location but as I wrote above, a Container Store would kill there.

So these different looking weird spots were lit up and I just realized that's where it was. It kind of looks similar to the top of the Laurel with the way it's kind of a diffuse multi-color light. Kind of odd that it's only this spot, but I haven't gotten to look up close yet and my phone camera couldn't really capture it from a distance

I gotta say, if this is the extent of the lights up top, I'm not entirely sure what they were going for. The corner lighting is cool though

My guess is they expect something to be built on that lot directly in front to the east, so the corner lighting is the only thing you'll really be able to see in x years once that project is done.

From last month's Brandywine earnings call, when asked if the building would be marketed to traditional office users vs. life science companies:

Yes, great question. A couple of things. One is that building was literally just completed. So we still have perimeter work to do log is still big finish. So it's not quite interesting marketing conditions. So -- but we are having, as I mentioned, earlier, some significant increase in the pipeline. The life science market has been slow to recover. That being said, we are seeing a lot of, as we call them green shoots out there for a half floor full floor couple of floor users. There's still some institutional demand out there that we're talking to. So we still feel very good about the track that we have that project on right now.

Your question is an excellent one, though, and we certainly have -- given the success we've had at 3025. We certainly have started to show that building to other office users who are looking to get next to a mass transportation center, move into University City, looking for a very, very high-quality office space that has great visibility.

So I think one of the beauties of how we design that property can accommodate as heavy a life-sized user as is out there from a lab research mechanical system standpoint, but it also can become a recipient for office users as well. So we really weren't pushing that very hard until we achieve this lease at 3025. Now, with that project, clearly on a path to stabilization success, we've made a tip with our marketing teams to put 3151 to that market queue as well.
