quite a few projects being cancelled and its hard to keep up.
I don't really know of any that have been cancelled. Other than 1455 Georgia which is most likely just going to be reworked and submitted after the election

What projects are you referring to?

Only one so far and it's unlikely that it's cancelled, just re-negotiating its CACs

Complete set of floorplans available here:

https://vancouver.ca/files/cov/1515%20Alberni%20Street%20-Appendix%20C.pdf

Address should be amended to 1515 Alberni or Fifteen Fifteen

Interesting how there's not to many amenities - seems like they're catering to a more mature crowd; there's no gym or pool, but there's a lower parkade lobby/valet waiting area. Lobby on the alberni side will be double height while secondary lobby on the georgia entrance will be triple height. There's an amenity room on the lower floor which seems to be for private dining and also a double height sky lounge on the 27th and 28th floor.

Found somewhere on the COV site that the construction cost for the tower is 82m; seems a bit low. Do developers just declare a lower cost in order to pay the COV less in terms of amenity contributions and then jack up on the internal finish costs and say "market warrants something of a higher calibre"?

Strange that there's no exercise room.
Maybe they are sharing one in the office tower?

There's even a valet office.
That'll eat up maintenance fees.

Lack of gym is very exceptional. Why not have it up on the amenity floor?

The drive down to parkade seems overly complex to me. Why didn't they make it one L-turn off Alberni rather than the current S-curve from Nicola?

So this will only be 40 real floors. Nice to see real floor numbers being used thanks to the new city rules. All the "bad" floors are there.

Each sqft is probably selling for $3000+ so maybe a gym large enough to accommodate that many units was just too expensive.
Hell they have 7 levels of parking. Any gym would have to be quite big.

Alberni is probably at a higher elevation, so steeper ramp.
Most of the projects on the Alberni/Georgia blocks have their parking entrances off the side streets.

The lack of gym could reflect the project's target market. Westbank's 700 West 8th project has no pool and a workout room that's at best only 100-200 sq.ft. in size, which I was told by a Westbank rep reflected the target sales market.

About the gym.

Quote:
Rezoning Condition 7: Design development to provide an exterior Children's Play area.
Applicant Response:
• As Planning Staff are aware, the ground plane including the water feature of the entire block was
identified as a heritage asset. Other than the minimal, structurally required footprint of the new tower
touching down, the heritage asset was to be retained as is.
• We propose to convert the amenity space located on floor 2, facing south-east and south-west from a
gym to a social amenity space (approx. 1080sf) with adjacent indoor children's play area (approx. 500sf)
and combined covered outdoor amenity / children's play area (approx. 640sf) with good afternoon solar
exposure to the south-west.
Staff Assessment:
This condition has been satisfied.

So retirees don't need to keep fit?
or do they go to their private club (Terminal City Club, etc.) for that?

This project is now called Fifteen Fifteen. Still sad about the reduced height, which is visible in the skyline shot. Otherwise, it looks awesome and the close-up looks incredible! Why is this moving forward so slowly?

that balcony doesn't seem like a good idea, people can easily get over it and have no safety railing

I mean come on - if you're stepping over a railing...

I suppose the railing is set back to preserve the aesthetics of the protruding box.

Have a strong feeling this won't start construction in a long long time.

I imagine its largely risk off for insiders. Wonder how difficult it is to move premium units right now to get something like this funded.

Agents have been telling me that new buildings with very limited amenities are those being marketed to a certain non-local kind of purchaser.
