Really? How so? I mean, sure, there has been a lot of development
near the station, but most of it is not within convenient walking distance (most people will walk 1/4 to 1/2-mile to access transit). I can't imagine people going out of their way to use that station, especially the types of people who are working in those new office buildings or living at Sovereign, the Mansion, or Terminus.
I'm not sure I can respond to the claims about efficiency or station layout, although to me it just seems like almost every other MARTA station. What makes this one particularly effective?
