I checked for updates to the construction ROW closures for the three projects that originally had an April start date on their permit.

98 Red River - There have been competing ROW closures on Red River, and the start date for the construction ROW closure has moved from 04/01 to 04/30.

The Republic Tower - The original construction ROW closure for all four sides of the block still has 04/18 as the start date. A second permit was filed for a closure on San Antonio St. for 05/30.

River Street Residences - The original construction ROW closure was scheduled for 04/01 but has since moved to 05/01.

So here's a fun question... When will Austin see it's first 50+ story office tower? We are getting close but nothing past 47 floors as of yet.

Time to start thinking about our next wave of tower prospects. Here're some of the projects I'm watching:

203 Colorado (behind the Austonian)
5th and Brazos (other half of the Perennial)
12th and I-35 frontage
3rd and San Jacinto (Vince Young Steakhouse, et al.)
62 East (old Kimber Modern lot)

Developments to watch:
Statesman site and adjacent gov buildings
Old Brackenridge site + Erwin Center
properties under the Capitol Dominance overlay
Dirty Sixth Stream properties

So I know we have umpteen tower projects under construction at the moment. But . . . which projects do we think are in the next wave to get underway in the first half of 2023?

I bet we could see demo… but I doubt full construction kicks off till later in the year.

I thought they said they were targeting August for construction start. I could be misremembering though.

You may be right, I can't remember either. I feel like it's a 2023 project for sure, but the exact timing seems still up for grabs.

Looks like the Carmelo's site might start demo soon, and I'm crossing my fingers the Waterloo Hotel on 12th and Red River gets going before long, too.

Those would be some high quality 2023 starts, in my book.

Conrad Hotel & Residences is another but there’s some sort of hiccup here. No work going on at the sales center which was expected to open before years end.

2022 was the best year ever for starts in terms of building heights. Even if nothing were to start for two years, there will still be a lot of construction happening and a much improved skyline when it is completed.

There are currently no approved large projects that look ready to start soon – if one considers the Paseo to have already strarted.

The next two West Campus 300 footers (Marvin Gardens & 24G) look good to start by Summer.

As far as downtown goes, it may be late 2023 before anything significant starts. I don't believe any of the proposed office towers will start in 2023, and many of the larger residential projects still have a ways to go in the permitting process. But I think these are likely to breakground in 2023:

Ikon/Town Lake Lofts – based on a ROW closure filing for the construction offices
62 East – based on the track record of Pearlstone and their financial partner


Possible starters:
504 E. 5th
506 West Residential
Sabine Tower
Annie B
Conrad
– I agree with Urbannizer that this one has had a hiccup

Not new. The 1,243' height for the 90-story 3rd & Congress tower was an estimate based on similar uses as the 1,022' 73-story Waterline. That estimated height was posted somewhere on here I believe before the NY Yimby post used it.

The other link about the state office tower is a work in progress with no news on what could replace it.

Just returned from NYC and the newer towers are attractive. However I would not want something like 740 Eighth Ave built here.

We have articles that say that at least demo could start as soon as this summer for the Wilson Supertall, we should have it as a potential maybe start for 2023 in my opinion.
