So in a post last week on chicagoarchitecture.org, it was reported that the overall FAR for The Sinclair/new Jewel was just 6.7........is this right?! If so, that's crazy.....anything less than a 10-12 for this particular overall parcel should be considered criminal......

Originally the developers were proposing a nearly 50 story building for that site.
I agree. The stilts haven't been removed from the design and remain prominent. I also like the diamond pattern. This could be a distinctive tower for Chicago, and great addition to the skyline.

That's right. But they're still building a 35 story tower. The bulk of subarea C1 will be the Jewel which is actually less than 1 FAR with 3 floors of parking.
The over all FAR for the entire PD is 3.25. but it is frickin enormous.
The winter garden is certainly less daring, but it is a bit more useful year round...
It makes me wonder just how difficult and expensive it would be to make the multi-story glass walls of the winter garden operable (perhaps sliding up, or back along the sides, in pleasant weather).
Also, I notice the lower floors, which used to show cars in previous renderings, now show people.
I'm not sure. The developer deleted the roof over parking last summer, and replaced the garden wall along Milwaukee with a long narrow retail space/"retail bar".
Deviation from the approved plan would require a PD amendment/minor change from the Zoning Administrator, not just a revised permit.
It's possible this is just for construction staging purposes, with the retail "bar" to be built at a later date after the towers are more complete. Trucks and equipment can't get into the site from Milwaukee after the retail bar is built, they would have to go down Belden or Washtenaw which is probably a no-no with the neighbors. Also the rooftop terrace on top of the retailbar is a big amenity to help lease the building, I can't believe Buono would just get rid of it entirely.
