The city released their "Municipal-Provincial Fiscal Relationship Position Paper" today, and are hoping to use it during the election. I agree 100% with what they are doing, and have thought this was something they should have done long ago, though I think they could have done more to bring attention to it. Naheed Nenshi launched a website to bring attention to Calgary's issues and I think St. John's should have looked at something similar.

It almost feels as if it's a get it up as quickly as possible project, in which they didn't even take the time to come up with a unique design. To copy-cat another building being developed in the city to save time is quite pathetic. Not a top project in this city at all.

^ Nice photos AllBlack. It will be interesting to see this one take shape since it's right on the waterfront. The post office across the street, now in full view, is probably the only 50's (50's or 60's?) original design left for a public building downtown. It's also approved for two extra stories.

It's actually pretty common in many places to see similar or even identical designs, especially in smaller lowrise buildings, hopefully not too many that are the same though. Being that it is in a non descript area of Cowan Heights, it's probably not going to be too unusual to see this type of design. However, I think there are some better examples in the city to copy.

Does anyone know if any interesting developments (or updates on existing developments) came out of the council meeting last night? Apparently the council meeting was earlier than usual and very few media personel got down in time.

Finally they started construction! after like 2 years of it being proposed , what is the estimated time for completion?

It was originally 2012, but it's been delayed by a year so it should be 2013.

There will be a new church development on Kenmount Road.
The proposed church will comprise a floor area of 745 m² and will provide on-site parking for 79 vehicles.

I didn't see much work done there when I drove past the place a few days ago. At the same time though, I wasn't really paying attention. 351 Water is starting to look up though, with a few more of those posts in the ground. It may not be much, but within a month or so we could be seeing some serious advances on that site.

In less exciting development news: the additional building for the Avalon mall is already under progress, with what appears to be half the frame already up. This is happening at the exact same time as the demolition of the old building on Kenmount that has the Golden Phoenix restaurant (formerly Emeralds Palace). I think they're destroying that whole building, maybe minus the restaurant.

MUN's new res houses are looking well, and the Star of the Sea has been completely demolished (I wouldn't expect any construction happening on this site this season).

Part of the building is a light colour, is that the new cladding?

And it looks like the communications tower on the building next door is gone.
