Onni put up their fences around the 1212 Flower Street. Didn't see that until now.
I love the Onni Group...

So now it's two proposals a day. I won't complain.

Yes, that's not funny anymore.

Let's build more parking places and please bring back the 5-7 story buildings.
Imagine all the traffic that's horrific.

Hmmmmm, with 537,000 square feet of office included, this could be a 30-story tower that nears or clears the 400 ft. mark. Not a skyline changer by any means, but would provide some killer views of downtown, and hopefully catalyzes development on some of the surface lots across the street on Broadway. I'd also love for this development cycle to somehow resurrect the Zen Tower proposal for 3rd and Hill, which would be a great compliment to the planned tower at 4th and Hill. Both locations make so much sense being that close to several transit lines once the Regional Connector is completed

I wrote a couple of days ago that this is just the start and not the end.
They made it easier to get all these licenses and they will change more and more zoning plans. Eric Garcetti is doing a great job.

But well... I don't want to lie - the last days were better than expected.
Still, it makes all sense. L.A. is the hottest market and our population is going up. So they don't waste time and want a part of the cake.

The Onni Group is investing a big time (just saw that the new proposal is another Onni one).

I know you jest, but think how things might have been different had GloMo replaced Huizar on the City Council. Your "wish" might have come true. Won't somebody think of the cars??

I'm really starting to think this flurry of activity throughout the city is a reaction to the Neighborhood Integrity Initiative, which is on the March ballot. With the reduced planning review timelines black_crow mentioned in the LA non downtown thread, I think developers are hedging their bets that 5-6 months will be enough time to get their projects grandfathered in prior to that passing (I'm assuming it won't, but one never knows these days).

The crazy thing is that this flurry of activity may have the unintended consequence of giving more fodder for the pro-NII group: they can use all of these proposals to drum up more fear that Los Angeles will be "Manhattanized", and quickly. To defeat this thing, there's going to have to be a pretty concerted effort by people like us to dispel that perception, which may be easier than you think to propagate.

Yes.. this article explains it really well.
They are also trying to stop all these towers (that's correct).

Quote:
As a stalwart pragmatist, Garcetti now says that moving the city forward isn’t about environmental policy or economic policy, but about cooperation. Yet some critics argue that he’s bending too far in the direction of high-density development — although he’s widely viewed as a liberal Democrat — and some progressives are pushing back through the ballot box.

Two initiatives that could potentially shake up the development process by putting new restrictions on large-scale projects are heading to voters. The Build Better L.A. initiative would require more affordable housing in large multi-family projects, while the Neighborhood Integrity Initiative would mandate a two-year pause on projects requiring zoning amendments.

The argument showing how opposing dense infill development and better transit options is not progressive, it's regressive. It increases inequality and environmental damage.

I came here to say exactly this. To me the NII is almost certainly the culprit for all of these announcements as developers attempt to get approval before it has any chance of passing.

If it doesn't pass, Preserve LA will have accidentally done something good.

Can anyone confirm that the car wash - 949 S. Figueroa Street - is closing down?
Looks like the Mexican restaurant "Taco Tortas Carnitas" and other stores are already closed.

Pretty sure that they are still waiting for permits, but I guess the car wash has to leave soon.

Inside LA's Incredible New Tiki Palace

la.eater.com

Clifton's Cafeteria's The Pacific Seas sure doesn’t skimp on the details

Tiki culture has truly been witnessing a national rebirth. While cocktail menus across the country have been flowing with rum-spiked drinks and things on fire, the upcoming arrival of The Pacific Seas to Downtown’s iconic Clifton’s should provide a strong new anchor for the movement in Los Angeles.

After many years away, Andrew Meieran’s upcoming bar The Pacific Seas seems to have been well worth the wait. In one sense the return of the Tiki-tinged drink destination has been decades in the making — an original location under the Clifton’s banner ran until the 1960’s — but soon the second-story option will tuck into the reborn Clifton’s Cafeteria in Downtown for all to enjoy.

The two most thrilling elements of the place may well be the built-in wood-paneled speedboat that angles into the room from the bar, and has been returned to its gorgeously detailed glory. The other is a warm ocean sunset mural, hand-painted by artist Sammy Beam, that locks in one long wall. Both are big enough to control the room, but fit into the scene so seamlessly you may not remember how cool they are once you’re a drink or two in.

The Pacific Seas opens later this month, with hours Tuesday and Wednesday from 5 p.m. to midnight. Thursday through Saturday those extend to 2:30 a.m
