One existing lane had been take as a staging area when construction began. It could just be that lane reopening. Or a right turn pocket onto Fig.

Will Medallion have an underground parking garage? I thought they were having above-ground garages, but by the amount of digging taking place, I may wrong.......

I took a walk by the Medallion Friday night (on my way to throwing back some beers at Bar 107) and noticed the same thing. I'd imagine they wouldn't spend the money to dig that deep if there wasn't some kind of use being put there. Perhaps this is the retail parking, and the residential parking will be in the garage.

Hey wait a second Colemonkee...haven't both Metropolis and Herald Examiner Project(which was last month, if i'm correct) already been approved? It says one page 1 that they're both proposed.

I haven't seen anything about the condo project of the Herald Examiner being approved yet. Someone posted their submissions to the CRA, but I never got word that it was approved. If you have that word or have seen it, I'll change it.

Metropolis is still seeking final land use entitlements, I believe. If that has been approved by the CRA and City Council, I'll move that one to approved as well.

The whole "approved" status on the first page is kind of nebulous. We don't always get wind of full approvals - media reports and press releases are our only reliable sources. So some projects will inevitably go straight from "proposed" to "under construction". In only make the move on the first page if we get a reputable third party confirmation.

Herald Examiner Project Gets Final Approval

News Brief

The long-delayed mixed-use development planned for the former home of the Herald Examiner newspaper has received full entitlement. Last Tuesday, the City Council upheld the recent decision by the council's Planning, Land Use and Management Committee to reject two appeals from USC area developer Conquest Student Housing, opposing the project by developer the Hearst Corporation. Conquest is currently facing a lawsuit from Hearst's former partner on the project, Downtown-based Urban Partners. The suit alleges, in part, that Conquest's legal challenges - aimed at dissuading Urban Partners from proceeding with a planned $135 million USC student housing complex - led the Hearst Corp. to cut ties with the company. The more than $350 million Herald Examiner project is expected to include 40,000 square feet of office space, 20,000 square feet of retail and a 10,000-square-foot health club in the lot's historic, Julia Morgan-designed Broadway building; it will also feature a new 24-story, 268-unit residential tower on the former press building site on Hill Street, plus a 37-story, 319-unit high rise at 120 W. 12th St. No groundbreaking date has been set. Architect Brenda Levin is handling the restoration of the historic building, while Thom Mayne's Morphosis will design the new towers. "We're very pleased to be completed with the entitlement process," said Marty Cepkauskas, director of real estate for Hearst Corp. "I appreciate the continuing support from the city during this process."

But it looks as if Hanover is progressing well. Move-ins should start this spring.
The ESPN building isn't supposed to open until October 2008. By the looks of it, they might be ahead of schedule but I don't know.

In the recent photo of Hanover, it looks as if the billboard hangers are being attached to the building.
But I don't think it will be Digital.

Your right ThreeHundred; if the ESPN West Coast HQ is supposed to open in the Fall, then it's probably well on schedule.
Because of the recent difficulties of camera 2 at lalive.clarkconstruction.com, I haven't seen any new progress on the foundation of the Ritz-Carlton.
Anybody recently been there?

Medallion

Hello all

Sorry I haven't been able to post anything for a bit.
The holidays are taking a toll.

I snapped some shots of the Medallion site a couple of days ago from my window.

The first shot is looking at all the new snow on the mountains.

The hole is about 20 ft deep so far.

And finally a bonus shot from my vacation over Thanksgiving week.
My second favorite city, Amsterdam.

Westsidelife, good lookin' out on the Herald-Examiner approval. I moved that project to the "Approved" status on the front page. I also updated the name of 1111 Ingraham to the Residences at Bixel.

petescafe, great update. The bird's eye view is always appreciated. I can't wait to tear those mountains up with a snowboard.

JDR, the foundations of the Ritz are definitely moving. When I drove by on the 110 last night, I saw the rebar for vertical columns near what looked to be the eastern end of the shorter part of the tower (the Marriott side). Exciting stuff. For a skyscraper geek like myself. It's moving forward, we just haven't had time to document it with the digital cams. Those pesky Holidays keep getting in the way...

The prep work on the site is taking surprisingly long. They've been moving dirt around for over 4 months. I thought the Medallion was going to contain above ground parking only, & that the devlpr, likely cuz of cost factors, may have purposefully avoided including underground parking. But maybe not.

I can see in your pic the crane of Related Cos' apt proj in Little Tokyo in the background, which will have underground parking. I wonder if the Medallion proj also will require the use of a crane? Can hardly wait to see projs like this finally rising above street level.



ESPN Is On Schedule to Land in L.A. in 2009

Cable sports giant's five-story building next to Staples Center will complement the hub in Bristol, Conn.

West Coast fans who have long suspected an East Coast bias from Bristol, Conn.-based ESPN can begin to rest easier, because the cable sports giant is on track to open by spring 2009 a full-fledged broadcast production facility across from Staples Center. The five-story ESPN building that is taking shape will house an ESPN Zone restaurant on the first two floors and two television production studios with digital control rooms on upper floors.

One studio will become home for the late-night edition of its signature "SportsCenter" that now is produced on the busy Bristol campus. ESPN also will house its 710 radio station studios next door in an office building now under construction.

"The scope of this project makes sense on a lot of different levels," said ESPN President George W. Bodenheimer, who was in town last week. "And, frankly, having toured it today, I feel very good about our decision to come out here."

Bodenheimer declined to state the cost of the new building. But, during a groundbreaking two years ago for the entertainment district that will surround Staples Center, television industry insiders speculated that the building would cost ESPN about $100 million. One broadcast industry engineer recently estimated the cost of digital technology for the West Coast television studio at between $35 million and $45 million, with related construction costs of about $20 million -- not including the restaurant, which will open late next year.

ESPN executives are still wrestling with how to introduce fans to a bicoastal "SportsCenter," with early shows originating in Bristol and the late edition coming from L.A. The network regularly incorporates feeds from studios in New York City, Washington and Charlotte, N.C., but the show's hosts always have been in Bristol. ESPN hopes to make the switch in a manner that won't confuse viewers. For example, there's a good chance that the two studios will be identical in appearance, and ESPN must decide if broadcasts will be regularly labeled as "live from Los Angeles."

The network that reaches about 94 million U.S. homes has yet to announce what other programming will originate in the new facility. But one studio is large enough to accommodate a studio audience, and Bodenheimer said that the L.A. facility "can only mean good things for ESPN Deportes," the network's Spanish-language channel. ESPN's television, radio and Internet operations will have about 100 employees here when the facility opens, according to Bob Eaton, ESPN's former managing editor who is overseeing the project as a consultant.

Perhaps the most unusual need? Extra insulation. "For street noise," Eaton said, "which we don't have in Bristol."

He also said the technology that is being added "seems to change overnight" as digital advances occur. Beyond the studios, which are now little more than big (7,500 and 5,000 square feet, respectively) empty rooms, the upper floors will have more than half a dozen editing bays where crews will piece together video and audio clips. There also will be a newsroom that will house reporters, editors and others who feed the never-ending demand for instant updates and analysis.

As for the larger studio with room for an audience, Eaton said ESPN isn't sure it would produce such a show, but "it's better to be forward-thinking at this stage."

On the day of the tour, crews were working on the massive air-conditioning ducts, which will counter the heat generated by the studio lighting and wealth of electronic equipment. The walls have yet to be installed, though conduits are in place for the miles of wiring that are needed.

While ESPN's headquarters will remain firmly rooted in Bristol, Bodenheimer said, "We'll be moving some of our highest-potential folks out here." The network also expects to leverage its proximity to Hollywood to create its own entertainment offerings.

The new studio and restaurant mark the latest in a series of collaborations involving ESPN, a subsidiary of Burbank-based Walt Disney Group, and AEG, which owns and operates Staples Center and theaters and arenas in the U.S. and overseas. Next summer, ESPN will move its ESPY Awards show into the neighboring Nokia Theatre, which AEG recently opened. ESPN also holds its Summer X Games in Staples Center and at the Home Depot Center.

The new broadcast facility is expected to shorten the workday for some in Bristol, where crews now staff the overnight shifts that are necessary to keep ESPN's sports programming fresh. The West Coast facility will be linked to the Bristol studios by digital pipelines that promise to give L.A.-based staffers almost immediate access to content now stored at the headquarters, Eaton said.

ESPN's L.A. facility will incorporate perches in the upper floors where cameras will be able to get a bird's-eye view of downtown, including the pedestrian plaza off Chick Hearn Court that fills up with people whenever there are events at Staples Center and the Nokia Theatre. The outside views are designed to feed into AEG Chief Executive Tim Leiweke's vision of a gathering place in L.A. that will serve as a backdrop for telecasts.

To that end, AEG is equipping a state-of-the-art digital television production studio in the building being constructed next door. That studio, which will boast a huge window to allow cameras a clear view of the plaza, will be made available to visiting broadcasters.

Though the ESPN building is designed to serve in a digital age, there is one decidedly analog element worth noting -- an open staircase that connects the three upper floors. "We noticed in Bristol that people don't wait for the elevators," Eaton said. "They just take to the stairs if it's one or two flights because it's faster."

And I noticed another change for the better caught by fridayinla's cam is the bldg on the NE corner of 1st & San Pedro Sts, one block east of city hall. It's kind of no big deal, since it is a small one story structure. But it does represent the entryway to Little Tokyo.

I think of all the times through the yrs I've driven down 1st St & had to look at this bldg in its former state, which gave a slum like vibe to the hood. I'm guessing (& hoping) the small part of the bldg facing 1st St that was renovated awhile back is the way the rest of the bldg will look.

Sure is a relief to see such gaps or deadzones finally being worked on. Two others have been or are being taken care of near this intersection: the Caltrans bldgs, which used to be a big parking lot & a small rundown bldg on 1st St, & the location of the new LAPD hdqrts bldg, on a site that used to contain a small shack bldg, also along 1st St.

All 3 locations are in the shadow of city hall, so improving them takes on added importance.

This is lame!
This is the fourth major downtown project thats been pushed back!

Buying a loft in the ESPN Building?

Actually, if you think about how much interior work that goes into the headquarters of a major tv network, then you should understand how complex the interior work is.

If you go by the developers timeline, you are always going to be disappointed. They seem to always put out the most optimistic start and completion date. Then from there, the city gets in the way, construction company limitations, and the economy.

In the case of ESPN, it’s already under construction and nobody is purposely trying to slow it down. The longer it takes, the more it is going to cost.


Ok now, deep breath in, hold it…. out. repeat.
