And it's right next to the 43-story, 507' residential tower that was proposed last summer. It's also on Donley which has three additional proposed towers that were approved for a height of 491' - ~2K residential units in total amongst the five projects.

More potential 350' towers for N. Austin. There are a couple dozen N. Austin proposals and newly up-zoned sites for 300'-500' towers that if built, would truly live up to the Domain's "second downtown" marketing - emphasis on "if built."

Yeah that whole thing needs to be torn down and re-developed. World Market is moving next to Home Goods, I guess DD is on a lot not a part of this. Interesting they would just want to hang out out there all alone, why not move like WM?

I do wonder if we will (eventually) see more focus on office development in the Arboretum and Domain areas than downtown. The 183 express project will be a boost for traffic flow from Cedar Park/Leander/Liberty Hill down to Mopac, but Mopac will be a bit of a bottleneck for travel on to downtown. Arboretum and Domain are at a location where various highways (that have space to expand) offer easy access for suburbs (north, west, east). If we see more push for in-person office requirements, then who knows.

Dukes

Quote:
The Dukes development transforms a challenging, split-site property into an integrated community promoting wellness through movement, nature, and social engagement. Located along Braker Lane in Austin, Texas, the project features two distinct parcels divided by Plaza Drive. The south site, positioned at a busy commercial intersection, hosts a vibrant mixed-use office building, senior living residences, and a central community hub. Across Plaza Drive, the north site creates a serene balance with childcare facilities, a community park, and the BiG Austin offices, fostering multiple levels of public engagement and programming.

The Methodology
The design navigates significant site constraints, including a 100-foot elevation change, a narrow 150-foot footprint, and a floodplain limiting development on the northern edge. These challenges inspired innovative planning, ensuring seamless connectivity between spaces while integrating natural features. A network of plazas, green spaces, and pathways encourages movement and social interaction, while thoughtful programming connects community services with residential amenities. The mixed-use nature of the south site energizes the busy corridor, while the park and childcare on the north side provide tranquility and engagement opportunities for families.

Looks like Plaza Drive will be extended to Wedgewood. That’s a wonderful addition.

It's slowly moving through the site plan approval process like all other projects that haven't been abandoned. The site plan was filed in 12/2023, and the last update was in 11/2024. So the site plan seems to be more alive than most projects.

Fingers crossed -- thanks! We need to get that Domain skyline going

And yeah, I think the next generation of buildings in and around the Domain will be good as the area matures even more. I'm just impatient.
