I think those who buy into Park will be laughing at those in One57! They get just as good of a view in a great neighbourhood while saving a few million.

The floorplans help show the interior limitations due to the grid of windows. There are a lot of windowless bathrooms, or bathrooms that are as large as bedrooms or even living rooms for some apartments.

If the view isn't stupendous (and in 432 Park's case, it will be), I would honestly prefer a windowless bathroom. I don't see the point of having a small, blurred-out pane of glass...

It's all a matter of preference. What could be a plus for some could be a minus for others. I find this building to be more understated, more suited to the east side while One57 is more of a modern touch. I also think some would find 432 Park more "secure", the windows are large, but its not as if you're part of the sky.

I would disagree with the last part of your statement, but that's obviously subjective. I think it's removed enough from the Midtown plateau that upper units will feel relatively isolated. 225 West 57th will be further away than One57, and Torre Verre will also be the same(ish) distance. I think upper units at both Torre Verre & One57 will suffer slightly, especially as the Hudson Yards & Midtown East developments progress.

Unlike many others in this forum, my opinion of this tower has not changed (look it up) -- I've said it before and I'll say it again...

...this is my fav tower under construction right now!
A brilliant design and a perfect location that will inspire other developers to "think big".

I love finding new spots in the outer boroughs where I can see a skyscraper. I've seen 1wtc as far as Jamaica Queens along with ESB with the naked eye. I'm sure you are going to notice this building from very unexpected spots around the city, just look at the Citicorp building from queens and how dominate it is, this thing is going to seem unreal.

Id also like to point out how you can actually see each individual window. In my opinion I think that makes a building look more dense/bigger cause you get a feel of how big it is when you compare all those windows to your average day windows. Kinda hard to explain but take a look at Rockefeller building, MetLife, or ESB. I think when its all glass like wtc, trump tower, you can be mistaken for how tall it really is because it just looks like a wall of glass. I dont know just something i always thought about.

Of course, lots of people would disagree. However, some people do like the security of "walls" or smaller windows. I recall the architect of the original WTC also decided against having large, open windows (unlike the new complex) because of the height. But at the same time, here you get a sense of the classic, as well as the modern with the windows, which are large but not wall to wall glass.

people used to say, oh its a boring box, not everything can have an amazing design, i think thats why the twin towers were admired after a while, they dominated, and they were simple, same with this one, it will dominate its area, and it is simple..great tower love it

I've seen the NYC skyline all the way from Central New Jersey. From the top of Washington Rock State Park in Green Brook, NJ. It's pretty cool.

I have pretty much the same buildings in my top ten but in different orders:

The apartments are nice, but I find them way overpriced, even for the expensive Manhattan standards. 5 million for a 1 bedroom? Ok, it is a pretty big 1 bedroom, but still a 1 bedroom, I guess you can find way bigger apartments in Manhattan for that price. And forget the views, because the prices are FROM 5 million, meaning it is located in the lower residential floor so the view must not be very special at all. If I had 5 million dollars, I don't think I'd buy that apartment.

For example I found this apartment that Ricky Martin has just Bought. Located at 170 West End Avenue (I don't know how is it the neighborhood but I guess it is good) a four bedroom (two of them master) 4,5 bath + studio, 3150 sq/ft for 5,9 million. So, he paid less than one million more for an apartment thrice the size (I guess that 1BR in 432 is about 1000 sq/ft)

I'd definitely buy Ricky Martin's.

There's a market for that. Park Avenue and West End Avenue aren't the same.

Real estate pricing is almost 100% location. Park/57 is a totally different neighborhood than West End Ave. That likely accounts for the signficant difference.

What are the plans for the windowless facade of the existing black building in the lower right of the cam photo?

Is lower non tower part of this project going to cover up that blank wall from view?
In Philly they would just slap a painted mural on it and call it "done" LOL!
