I understand it pretty well. I was born in FW and still have family in the area. I simply have a difference in opinion on the subject. Austin and FW are not alike. Never have been and never will be.

The differences between the two far outweigh any similarities one can gleam. And that is okay.

Funny. I was also born in Fort Worth. Grew up in the Park Hill area just above the zoo and went to Paschal High School. My family has been there since the late 1890s. I first experienced Austin in the mid 1960s, and especially back then I recognized something in Austin that reminded me of Fort Worth. It's hard to explain, but for me it was very real. I still get that feeling when I am in some of the older neighborhoods in Austin, but mostly Austin has changed into something very unlike Fort Worth.

Forth Worth is incredibly conservative, so that alone makes it very different than both the Austin of today, and Austins of the past.

Researchers say don't blame out-of-state movers for soaring home prices

Out-of-state movers are not driving Texas' surging home prices, according to new research from the Texas Real Estate Research Center.

“There is essentially no correlation between Texas' statewide home-price appreciation and migration patterns over the past 15 years," said Wesley Miller, senior research associate for the Center at Texas A&M University.

Prompted by concerns of residential affordability as newcomers compete for limited housing, Miller’s research analyzed the demographics and financial data of interstate migrants to Texas, particularly from higher-income states, such as California and New York, over the past 15 years.

The research was based on U.S. Census Bureau statistics and proprietary data provided by Infutor on the residential and financial histories of people moving to the state.

"Migration into Texas actually peaked in 2006,” said Miller, explaining that if interstate migrants were behind Texas’ surging residential market, then rising home costs should have correspondingly slowed down since then.

“We hear so much about 'everybody's moving to Texas. Texas is such a fast-growing state.' Well, actually Texas' population is growing at a decreasing rate. What gets missed here is Texas is a fast-growing state relative to other states in the nation."


The research found the home ownership rate of people from other states relocating to Texas amid the escalating housing boom, was much lower than the overall rate in Texas, said Miller.

"The homeownership rate of people moving across state lines in their first year – only about 40 to 45% of the people own homes,” Miller said. "So that's much lower than just the overall homeownership rate in Texas, if you look at incumbent Texans."

According to 2019 data from the American Community Survey, the median age and home ownership rate for incumbent Texans is 41 years old and 73%, respectively.

The analysis also dismissed assumptions that Texas transplants from other states have driven up the residential real estate market because they tended to be wealthier than incumbent Texans. Miller explained housing costs continued rising even though the wealth disparity remained flat.

"The median income of an interstate mover into Texas is about $8,000 higher than the median income of an incumbent Texan. So there's a difference but that difference has been stable for 15 years."

Miller added that even though out-of-state movers do not appear to be driving annual home-price fluctuations in general, they are more likely to impact local markets, such as the Austin and Dallas areas.

Miller said the ongoing surge in Texas' median home price, which hit a new record in November at $319,112, is mostly due to factors such as low mortgage interest rates, housing shortages, and the state’s booming economy.

I had a BLAST at SXSW. Amazing experience! People have told me that previous years were better and more crowded, but this was one of the best experiences of my life.

It was SO easy to find FREE stuff to do, especially using discord, which wasn't used in previous years. People told me they had to look up hashtags to find stuff to do

And now its in your backyard. Imagine the hassle of flying to and from CA if you still lived there.

Truth... just got a signed contract for my home in Circle C this weekend. $60k over asking, all cash from a guy that lives in a different part of Austin currently.

Keep an eye on the weather...

Three tornado warned storms in the Austin area, including one that is moving into South Austin from Hays County. I'm in South Austin, and we're just getting pouring down rain now.

Tornado crossing I-35 today at the Williamson/Travis County line.

It hit the parking lot at the Kalahari Resort and flip some cars and broke windows. My wife works at a bank next to the Dell Diamond directly across from the resort. She left for home just minutes before it hit. I live just about 5 minutes from there. We barely got any of that storm. Little rain, no thunder, a little wind. Close call on my end.

The Shopping center at 35 and 45 took a direct hit. The BoA, Home Depot, and many other structures sustained damage including parked cars and a bunch of trees. That lamp post that toppled was in that area. Again, I live just a few miles from there. My son in Buda said the Walmart he works at there was hit by a tornado. Haven't seen anything like this in my 30 years here.

That tornado passed on the north side of my youngest son’s neighborhood in Hutto. Some of his neighbors had roof damage, but his house with its 8 month old roof is ok.

The Walmart in Buda? Interesting. I worked there for a few months back in 2006. I'll have to go check out the damage.
