What are you referring to? I saw zero rumors or hype about the Grosvenor purchase.

You are definitely jumping the gun there. Haven't seen any proposals so far. Forumers are just speculating on what's to come given the location and the reputation of the company.

You are right, I should have used the word "speculation" instead.

There was one reference by someone inferring that they are "in the know" for the project, although admittedly, "height" is subjective and 51 storeys makes it technically one of the taller buildings in the neighbourhood even if it is nothing groundbreaking:

The Sun story didn't mention how any sq feet the 5 towers would total. So 3 million could still be in play. Each tower would have to be ridiculously massive though lol.

The numbers make it sound similar in scope to the Station Square project.

We can always trust any of Burnaby's town centre developments to be given some massive FSRs.

Really? What's the FSR for Lougheed Town Centre? Or the Amazing Brentwood?

Here are renders from ZGF (c\o Colliers) of the overall precinct and the first phase office building(s).

This Burnaby development potentially encroaches on the SFU gondola right of way. The one building goes right up to the south west corner. Burnaby should hold off on any rezoning until they can work out the final gondola alignment and then work with this developer to rezone on the condition that the gondola project will not be impeded and that it may possibly cross a part of the south west corner of the property and need air rights...or at least run very close to the property and impact buildings built near it.

If they allow this rezoning without taking the SFU gondola into account and getting some agreements on paper from the developers then they will be really shitting the bed. Hope Burnaby is competent and aware and if there are people who like to send feed back in they should do so to both translink and burnaby.

Thanks.

For reference - mostly impacts the "kinked" route, it seems.
It depends on how a straight path route would cut the curves of Production Way.

You the expert why don't you tell us? Then tell us what the FSR along Cambie and West Broadway (the 2nd biggest employment centre) are?

By the way, it says here that Lougheed town Centre's residential FSR is 5:
https://dailyhive.com/vancouver/23-condo...ossal-lougheed-town-centre-redevelopment
OV maybe around 2.2 - 3 tops.

Are you implying that the FSR at the Amazing Brentwood is lower than that of OV? OV gets an FSR of 3 if you are lucky.

Brentwood Town Centre Plan permits up to 3.4FSR residential - but that was based on 70 storey residential towers, which they chose to build shorter. Presumably they can shift that height to the unbuilt parts of the projects and retain the overall residential density.

Only one building in the OV is under 3 FSR. Canada House is House is 3.8 FSR, and Kayak is over 4 FSR. In Southeast False Creek overall the densities can be quite a bit higher. James was 4.2 FSR, Opsal was 5.3 FSR, Wall Centre is 5.9 FSR, and the recently completed Pinnacle on the Park is 7.0 FSR.

Well that's a first for me: Daily Hive essentially copy-pasted my post about 3100 Production Way.

They've been copying things without giving credit for years. Hopefully someone with more time on their hands sues them. I've stopped clicking on any of their stories a couple years back. A shame that those type of sites are going to ultimately kill newspapers and real journalists. Wonder where they will get there info then.

Such a bad way of determining FSR! You need to consider all the road and park space provided, and that would lower the overall FSR of OV!

Brentwood mall does not have so much road dedication spaces given to the City, and its relatively low overall FSR is because of the mall space. But if you consider only the space used to build the condos: the same way you determine OV's individual buildings, then each building must have at least an FSR of 40 or above. Besides, the footprint for OV's expansion space is limited, as compared to a much higher land area for future high FSR development at Brentwood, as well as other town centres in Burnaby.

Since you know so much, what is the FSR of the lot for Solo District?

Gilmore Station development, on such a huge lot already has an FSR of at least 7.0, and when built out, would even have open spaces and view corridors: unlike claustrophobic OV.

Solo has a maximum residential density of 5.0 FSR. Here's the report for the first two Brentwood towers - the ones you think must be 40 FSR. Because they didn't build them to 70 storeys (which would have been 5.38 FSR) and instead only built 53 storeys, the combined residential densities of towers 1 and 2 are 3.88 FSR. (That's on page 4 of the report). Tall towers with lots of space around them don't equate to high density.

This article, which repeats the 90s 'crime train' allegations in Metrotown, made me furious:

I find it rather ridiculous - oh no criminals pick high density crowded areas to commit crimes! Sheesh really? The majority of 'the article" (if you can all it that) is about car crime, and yeah it's higher near a Skytrain station. That's been known for decades so I don't get why this was written.
