Hmmm. Had no idea that was the garage already built, I guess because it looks different in the renderings. Makes sense if it serves multiple structures, though.

Build these beauties!

But back then, they were truly dreaming to the sky and beyond for DTLA and a higher percentage of the properties that turned into proposals were owned by local people and companies. Since the "transfer of money" also known as the recession, most of the current buildings are by out of town developers. Now that DT is established, we have all of the safe developers building safe, yet nice designs. I do really wish someone would build these somewhere in downtown LA. Chinese money... Anyone...
News item today: OMNI Group paid over $400 mil. for the Times-Mirror complex, may develop it.

Great--revive these beautiful retro towers, the top two are the loveliest. office/retail/residential/hotel complex.

I can see why someone might not like them, but I would kill to have these guys put up. I am not quite sure what ended up taking their place, and if that lot is still up for grabs I hope they keep these guys in mind.
Should build the top two towers (or something similar) on the Times-Mirror parcel that OMNI just bought for over $400 million. Beautiful retro design would fit right in with City Hall across the street. Offices/retail/hotel/condos

Hopefully it's something as tall and cool as what was originally approved.
Ideally the entire site would be leveled and replaced with something less drab and monolithic fronting the 110. Although we know Ernst and Young Plaza/7th+Fig tenants would murder the first-born of any who dare suggest a complete elimination of the garage, perhaps a developer could propose a multi-phased project that replaces a good portion of the parking from the current garage in the initial phase. Then tear down the garage and complete the second phase.

The main entrance to the new project would be on 7th, and since 8th isn't as important as 7th from a pedestrian standpoint, I wouldn't get bent out of shape over a fairly large podium fronting 8th. Would be status quo, really.

I don't think that is going to happen.

there's more parking underground from an entrance at on 8th next to the 777 tower that I think a lot of the workers use.

... yes, plus the new project would probably create parking for its own tenants (in first place).

Are you serious? That was the first rendering of the WG? Man I think I like that design better than what is now built only if it would have been 1,100 feet tall with no spire on top. At first I thought that was a new rendering of another tower going up. Now I'm mad.

No that is not the WG. You can see the original Wilshire Grand Hotel just to the left of the base, where the new tower is currently.

This was something called the Maguire office tower (?) back in like '07.

More renderings for the same tower. It's a different design, and i wish it were built. We haven't heard about it for a LONG time so don't hold your breathe. It would be my favorite project in all of LA if it ever actually rose. It fills in a major gap and would compliment Wilshire Grand and Metropolis so well.

I'd be happy with either design being built there, but don't think either of them will. Unless we see some sort of miraculous reversal in office demand for downtown. We're certainly seeing a turnaround, but not nearly at the scale that would necessitate a large office tower.

Still, a girl can dream.

I can't believe we're back to musing about the same, tired, dead proposals. Has it come to this? Is so little going on in DTLA that we have to rehash developments that will never happen? These are rhetorical questions, so please, let's not waste anymore space or brain cells on it.

I think that you might want to take it a little more easy than you are. We've only "wasted" a few pages, and based upon the many reactions that I have read there are those of those who are newer to the forum and not familiar like I am with last cycle proposals. If anything I've enjoyed reminiscing the "old proposals" and hearing the new comments. Besides, I think that our brain cells can handle it.

Yeah having the same two or three images posted repeatedly for several pages while various formers asked what they were and various others reminisced was just what this thread needed.

No. This wasn't the first proposal for the Wilshire Grand. This office tower was proposed during the last major boom back in 2006-2010.

Seems like a lifetime ago.
