What image??? You care to elaborate? Atlantic Station is NOT Underground Atlanta...

It would've made more sense if you'd said, "when the condo market improves".

Do you live under a rock? Whether it's justified or not, AS has the image of a high crime area, particularly at night.

We can discuss the reality all you'd like, but its reputation is pretty well known.

Edited, based on the consensus in my circles.

Meh, i'm skeptical that it has a reputation as an unlivable area due to crime around there... I mean, i like to think i'm more up on things like crime statistics and the like, and i just can't see someone from out of town looking to buy a condo there being told "you don't wanna buy anything in that area of town, you'll get shot!".

I think there may be a slight reputation (crimewise) advantage to Buckhead and Midtown over Atlantic Station (and Downtown) right now, but probably not enough to impact many new condo buyers (Bueller? Bueller?). I think price and floor plan likely still dominate the considerations, and to most who just want to be intown, there is little difference in location amongst the 4 areas.

That said, the "black" that anyone should be worried about when it comes to selling Atlantic Station condos is the color you see at night when you look up at The Atlantic--no lights on. Any developer that wants to build next to that thing in the next few years is either incredibly stupid or just coming out of a 3 year long coma.

Some out of town (out of the country) friends of mine were condo shopping over the summer, and their realtor steered them away from TWELVE Atlantic Station because of noise and foot traffic so close to that property.

In my experience, there isn't much foot traffic near that TWELVE, except during festivals, and the noise of the main retail area doesn't seem to reach that far. Personally, I'd prefer to live in an area so active, especially with a movie theatre so close and possibly better retail options on the way, but I hate the ignorant late-night crowd that stumbles out of STRIP and Fox Sports Grill.

Cincy company to buy Atlantic Station retail

This earlier article says the tenants wouldn't change because of a sale of the retail space, but I'm hoping for a REAL pizzeria:

For sale: Atlantic Station's retail complex

WTF is this rant about? The only person making the association between black ppl and crime is you, buddy.

I don't know if AS really has a reputation for crime more than any of the other more upscale areas of the city, but I haven't really heard much suggesting that it's true. There have been a couple headlines/articles about a few nasty events, but nothing has come out recently.

Mult Modal Update

http://www.ajc.com/business/wheels-turning-on-transit-669707.html

This could be a seriuos catalyst for the development of the entire CBD because of the proposed high speed lines running through Atlanta.

I too didn't realize that Atlantic Station had an image that needed to be cleaned in order to sell more condos. I believe the economy has more to do with the condo market/development than any perceived image from afar.

Now that is a very nice, sleek tower.

I like it, build it.

I've deleted a few posts that were off topic. This thread is about Atlanta. Let's keep it that way.

A few establishments in AS have altered their business practices to better serve the crowds that do migrate there on Friday/Saturday nights; For instance "The Lobby at TWELVE" is now operated as a lounge, complete with bouncers, live music and a completely new menu.

It's not a crazy idea that when something like AS opens in a down market that it won't do it what it has to do to stay financially viable (with AIG marketing every built-out SQF to relieve their own books), and if that means catering to urban & suburban crowds then so be it, let the market dictate that.

Let's no forget that this was built as an investment, not a philanthropic "feel good" community like Glenwood Park.

Jamestown plans $180M investment in City Hall East

Jamestown plans $180M investment in City Hall East

Atlanta Business Chronicle - by Douglas Sams Staff Writer

Jamestown Properties’ plan to redevelop the massive City Hall East building could create a Main Street crossroads for the historic Old Fourth Ward and turn Ponce de Leon Avenue into an east-west version of Peachtree Street connecting Atlanta and Decatur.

Jamestown Properties, a German private equity fund, believes the building is the missing piece to the redevelopment puzzle in the Old Fourth Ward, a gentrifying, historic neighborhood between downtown and Poncey-Highland.

Please provide more details about this. I recently stumbled across this and I had no idea about its development or the overall plan. I've been to the website, but what's the real story behind that area?
