^^^ my colleague bought there. Absolutely loves it... mainly the location.

He did have issues with finish out... paint jobs poor. and a big problem with the Tub installation and some water issues. Finally resolved after lawyer threats.

All in all he's happy with it and does not want to be in a high rise per se.

Wow... same story.... paint, tub/shower design, unfinished surfaces in bath...and the wrong tile, problems with the wood floor they tried to spot fix.... made worse..... and tried to pass it off as OK. Kitchen cabinets finish not even..... and yep.... lawyer calls....more nastyness.... then the pres visited and suddenly everything got better. Imagine.

So... a word to the wise about "walk throughs".

A: take objective eyes with you. You will be excited and will want the experience the space and miss details.

B: take a camera and document any problems.

C: refuse the walk thru is the space is not totally ready and the developer has signed off on it. My friends at Bridges got 'screwed" because when they did the walk thru crews were still in there and the floor was not clean, do you could not see the problems with the floor. When they asked for another walkthru after the crew was totally done, Bridges refused. That is where they made their mistake. Problem was the developer had already pushed back movein at very late notice twice.... so they had to get in.

Lesson is.....not finished..... no walkthru!

Yep... wow, that's amazing story about the Bridges... mainly because that's what my family member had to go through... poor finishing, then someone came in and laid the law down and fixed it... now, everything is great... never happier in life or in place... I will say that the prices you described seemed high... I think 100-200K less for the same layout is what our person got... there are some small things that could be better in terms of design, for instance, cabinets in kitchen should go to the ceiling... but otherwise, it's a great place, and I personally think, one of the best, if not THE best location in Austin to live (at least until the W or 21c is built, how cool would it be to live above ACL?) After witnessing the whole ordeal, it has still been worth it in the long run, but at the prices you described (low 6's for 2/2), not so sure... anyway, hope this helps... the second phase of the Bridges in 5 years is going to be amazing I'm sure, because it will kick out Taco Cabana, and look onto a beautiful skyline and park... but that's a while away

Yes I'm sorry I misspoke about the prices. The 2/2 on the 3rd floor I was looking at was around 500, but there were a few on the 3rd floor that went for low 600s (they're quite large though, 1600 sq ft). However the 1600 sq ft units on the 6th floor were indeed 776 at the time I got the price sheet. My point is that they're a tad on the high side. I agree the location is great, but for almost 800k you can get a 2/2 on the 25th floor of the W, with a downtown view.

And yes the 2nd phase of Bridges once they oust Taco C should be really nice!

The pre-construction price was certainly better than where they are now. I think part of what happened is that by the time they were built the appraisals were 100K higher than the original price. So I think Bridges took the clue and adjusted up!

Re: Taco land. We always joke becasue they are inbetween Taco Hell! But at least one will be gone at some point!

I'm not sure. I hadn't heard of it until it was posted recently on the forum by Goldenboot.

I second that, I'd love to see what the Monarch lights look like up close and if it looks as bad as I've heard. I won't get back to see Austin with my own eyes until late May.

I'd love to see some night photos of the Monarch as well (with a camera nicer than mine ) but for the time being here are a few I snapped from this beautiful Saturday (4/19) -

From a kayak on Town Lake, I thought it was cool how 360 dominates from this angle

Monarch and 360

Monarch and Spring

You can see in that last photo that they've started on the tower floors at the Spring. They're supposed to be adding a floor a week now.

Nice pictures, nightfeed. I meant to get a couple of shots of Spring yesterday, but I ran out of sunlight.

And I did take some pictures of The Monarch at night. I'm just trying to get through the pile of photos to pick the best ones.

Thanks for the pictures Nightfeed. I've been trying to figure out what the 360 will look like once completely finished. Are those white stripes down the building to stay? I notice the color of the stripes changing from gray then back to white, then gray again, and so forth.

Great shots mopacs! You got several unique vantage points. And you're right - the weather has been gorgeous - especially Friday.

I was all over West Austin Friday afternoon/evening taking photos. Here's two skyline shots from Mount Shepherd

I'm guessing the crane in the middle of the second photo is for 21 Rio?

The last five photos are from Mount Bonnell
