The first part of the Seaholm segment looked to be showing a quite different looking version of the W. You can clearly make out the City Hall in front. I don't know if that's old or new or what?

Yea I was going to say the same thing. The renderings in the first part of the Seaholm development part were of City Hall with a strange looking building Presumibly what the W hotel was going to look like at one time. If you notice AMILI II to the left is the same design as the AMILI I. Obviously this has to be an old model of the Second Street Retail district. Only the very last part really shows Seaholm. Strange that they would use old models for trying to describe how the new Seaholm area would look like

I seem to remember that design for Seaholm was actually one of the earlier proposals. I think the building would have been strictly a hotel and was geared towards musicians. This was back when Seaholm was being considered for the new home for Austin City Limits and KLRU. So yeah, that's probably old. That design for the W (Block 21) is a new one on me. I don't remember that. I can do without that design.

I think that all the projects under construction now are safe however what do you guys think is the most likely to be scrapped of all the future projects if the condo market or economy takes a swift turn for the worse.

Without a doubt, the T Stacy project.

The second most likely is 21c. This is more likely to be postponed than cancelled, but I'd bet large on them deciding to build the hotel first, and that the condo tower doesn't open til 2012 or later.

I think they've stopped the webcam for the 360. It hasn't updated in 2 or so days. I'm going through withdrawals!

7th and rio is first on my list. the company doing this project also did bridges on the park, i dont know if that project was a success or not since they still have 10+ units on the market.

Went look at the bridges on the park project yesterday and found out that they are about 60% full but we had to set up an appointment to check out a unit. So, they are far away from selling out. The girl mentioned the 7th and rio project and i asked her if she knew when it would start and she said she didn't know. Basically, from what i got out of it, they are still planning on doing it, but they have not announced anything as far as a start date. i went over to urbanspace and got to go look at an 11th floor condo in austin city lofts and it was amazing, great views and it was large. they are associated with the 21c project and there are 500 people on the list who are interested in buying. So, I think that one is really popular among prospective buyers. We then went to the sabine and checked out a few places over there. Really great price for the amount of space and views you get.

condo conversations are the way to go. way back in the beginning of pre-sales for sabine, there were 1400 sq ft units going for ~250 sq/ft. Thats cheaper than west campus low rise condos!

Hey guys, this is my 1st post just wanted to say hi. I've been browsing the forum for a long time, and finally decided to join. I'm really interested in the downtown Austin scene and am looking to move there myself, I've been to just about every condo out there with my Realtor so I look forward to sharing my opinions

Is there anything I should steer clear of, like talking about prices, whether I think places are worth it or not, etc.? Or is it all fair game?

I put in an offer on a 2/2 at Bridges a couple months back, and the builder flat out rejected. In retrospect, I'm very glad, because I don't think these units are worth it. The location/grounds/pool/fitness center are all very nice, and the kitchens and bathrooms in the units are very polished. However, the views are fairly uninspiring (all they ever show in the renderings are these beautiful downtown views, which only like 2 units have). Also, the floorplans are very apartment-y, they were not designed to take full advantage of the space. I also wish the ceilings were higher than 9.5 ft.

So there's really not too much wrong with these units, except for the prices. The 2/2 on the 3rd floor I was looking at was in the low 600s (with a view on Lamar... eh), and the 6th (top) floor units can reach almost 800. These are highrise prices, I could live at 360, Spring, The Shore, etc. for that kind of money (and get the same amenities and FAR better views). I've been keeping track of what they've sold since I put in my offer, and it is little to none. I would suggest anybody looking at these to wait it out!

I think you are right about the price vs the view at Bridges.... but the location is incredible. Walk to Zikler, downtown, Long center, Zach, Whole Foods. Wow! I have friends who bought there that love all those qualities. Views to the east are better because of the golf course.

BIG HOWEVER: Thay had TONS of finish out issues. Company president ended up visiting their unit before it got resolved. The problem was the guy who is hired to oversee the finishout. He was not very ethical or professional. There was a group of owners there who had to move to the "L" word (lawyers) before CLB got serious about getting things right.

I priviate you details if you look at putting an offer again.
