I have no inside knowledge about the Frontier/Trump/Ruffin play. I was only reacting to VegasTAT reported rumor that the deal was off.

I am a paranoid person in general, but there is good reason for everyone (buyers especially) to be suspicious of any deals. One reason to pretend a deal is imminent would be to help sell Tower II Trump condos. The Plaza of course is a bigger selling point than Frontier. This could also be tied in to Trump overall stock value, as he had been trying to unload his entire company.

Maybe it is all on the up and up. Maybe not. We will need to wait to read VegasTAT for more.

I'm suprised nobody is commenting on the 'Africa Israel' and Sillerman moves on Harmon/Strip. Those are interesting plays to me. The old W/Ramblas/DR Horton sites and also the prominent corner of Harmon/Strip that is now empty parking lot, across from CityCenter. Elvis hotel sound cheesy but that is what the reports say. Let the games begin.

Mostly I like the photos of what is actually happening. Until I see the photos on this site, I remain skeptical of everything.

that would be 'Diablo's Cantina' in front of Monte Carlo. Totally out of sync with the Monte Carlo theme --- but I think it's going to be a fun place. I'd like to see more open air places fronting the strip which allow the strip to be enjoyed without needing to go into the smoky casinos. Music and dining fronting the strip in the open air. Bring it on!

I received a pdf report from a reader. It was an internal report from a construction company regarding the Plaza. The "status" section was marked "abandoned".

After reading it more closely, I think it means that the construction company was abandoning the project, not that the project itself was cancelled. These internal reports are hard to read, full of code and quite vague.

This is why I pulled the rumor from the site.

I doubt that ELAD would pay $34 million/acre and not do something. They will never recoup that $$. This is surely not a ploy by Trump (no way).

You can see how close the Stanhi Building (pending) is to the Newport Lofts. In fact Juhl, Newport Lofts, Stanhi (pending), and Club Ren (pending) are so close together that it will be an amazing sight if and when they all get built. Soho Lofts is located maybe 3 or 4 blocks away from this location as well.

Ok for all of you who think this and that need to be imploded or dethemed, make rational thoughts before you say it. I even agree with some of you that i would prefer not to see some of those tacky buildings anymore, however until those properties have problems with heads in beds or turning a profit there is no way they can justify destroying and spending billions more. Circus Circus and Excalibur are two of my least favorite properties but are here to stay for a long time. Because of the new properties being built and the destruction of failing hotel/casino the number of rooms that the budget tourist can afford decreases and leaves them few choices. Themeing is all about attracting people and when it fails to do that, THEN the owners look for new solutions. Paris, Caesars, and Venetian are all delightfully tacky and draw the masses, so dethemeing them makes absolute no sense. Silas before you start chanting you are the winner make sure you have some solid information otherwise you come off looking like an ass.

i agree 100 percent. no corporation will invest money where it doesnot need to go. a failing property or a reosort that has MORE potential (like circus circus) would be a reason to implode or renovate. no one will get rid of a hotel just cuz its ugly or old.

I agree with those questioning the decision to build a replica of Plaza New York on the Frontier site.

MGM won't implode Excalibur any time soon imo. The size of the resort itself (nearly 4 times the size of the stardust) would create a huge amount of difficulty in itself, but the fact that MGM already own lots of undeveloped land on or very close to the strip means it would make more financial sense to build on one of these lots before bringing down one of their mega-casinos.

I would expect to see major renovations (de-theming) being carried out on CC and Excalibur in the near future though.

Coyote Springs makes progress

Project gets in gear with construction of village clubhouse

SPECIAL TO REAL ESTATE

Construction is under way on the clubhouse at Coyote Springs, a 32,000-square-foot facility that will be the heart of the master-planned community springing up 60 miles northeast of Las Vegas.

"We have spent many months designing the clubhouse at Coyote Springs, knowing that it is going to be the center of this community," said Klif Andrews, Southern Nevada Division president, Pardee Homes. "And, we also have learned from the thousands who have provided input to our Web site -- villagesofcoyotesprings.com -- that facilities that allow the community to come together are strongly desired. We wanted to provide a place where residents of all generations can come together to socialize, play and connect."

The clubhouse will feature an indoor basketball court, fitness center, community rooms for special gatherings and meetings, a café and a business center and will also be home to the Coyote Springs Home Finding Center.

Outside, a water park with a 25-meter lap/competition pool, lagoon pool, water slide and fanciful play structure will complement the clubhouse.

The building will feature a Western Settlement architectural style with a partial metal seam roof, and stone and brick accents. It is located at Lake House Drive and Coyote Springs Parkway. Future development adjacent to the clubhouse will bring a 17-acre lake and 3,000-seat amphitheater.

Pardee Homes is the master residential developer of the 43,000-acre town of Coyote Springs, the largest privately held parcel of property approved for development in Southern Nevada.

Located about an hour's drive north of Las Vegas at the junction of U.S. Highway 93 and State Route 168, Coyote Springs straddles two counties. Nearly 30 percent of Coyote Springs is in Clark County, while 70 percent is in Lincoln County. Some 20,000 acres have been set aside for residential development in the new town. Development of the first 3,000 acres is planned to include about 10,000 homes in five villages, with the first home sales scheduled for spring 2008.

Coyote Springs is surrounded by protected federal lands 20 miles in any direction. It is divided by the Pahranagat Wash wetlands and is planned to include some 12,000 acres of nature preserve, extensive trail systems, parks, open spaces and multi-species habitat. Upon buildout, which is estimated to be in 40 to 50 years, Coyote Springs is projected to have about 160,000 to 200,000 residents.

Construction is already under way on a 10-acre park that will incorporate the natural wash corridor at the site and feature youth baseball fields.

Coyote Springs Investments is overseeing the development of golf courses at the community, and the first course is nearly complete with design and planning under way on the second course.

The Coyote Springs master plan also envisions a series of golf courses, a major golf training facility, vacation golf villas, custom lots and multi-family, commercial and retail developments.

Pardee is also working with the Clark County School District in planning the first school in Coyote Springs -- a K-8 elementary/middle school -- to serve pioneer first-phase families.

Pardee has built homes and master-planned communities for more than 35,000 families in Southern Nevada since 1952.

There's a new cowboy ultra lounge called Stoney's on the south Strip trying to fill Gilley's niche.

I'm hearing that the Fontainebleau parking garage was approved at 230 feet today.

I have not been able to confirm this. Anybody hear anything?

I snapped this shot of the convention space and parking garage area last week.

There was a large group of Turnberry Place residents there complaining about the new height of the podium and they even hired a lawyer to represent them. It was supposed to be an item that would be approved in one motion without a hearing, but they dragged out for over an hour and I had to leave before I heard the final vote. But one thing I did hear during the debate was that the representative for Fontainebleau said as an aside that they actually had FAA approval to go much higher than 735 feet for the tower.
