Unfortunate but not surprising. I suspected this was up their sleeve the whole time. Keeping the handsome old building would have made for a more interesting project. Their loss... well... our loss. Money talks and the expanded footprint is obviously more lucrative.

That's sad, we better get a massive supertall out of this and not some 800 footer.

We still don’t know who’s working with who. But I always suspected that the delay in starting the approvals process had something to do with changes or proposed changes to the site itself. Real estate assemblage is a long game in NY.

That's almost unwatchable, which is why I didn't watch it. Who's got the TLDW synopsis?

You mean, you weren't riveted by the testimony? Basically, the first (or one of) jewelry business to move when the diamond district moved uptown was in that building. However, there have been many changes to the original building, but he wants to salvage what is left.

Thanks

Watching some of these zoom meetings is a special kind of agony.

^ Yeah, it's in it's final days now.

On another note, I wish we had an idea exactly what Barnett intends to build. Now that they have a solid footprint, maybe they will officially start the approvals process (they were so close before). Or maybe they'll just decide to build something as-of-right. Either way, skyline watchers want to know.

How tall could they go as-of-right?

There are no height limits, so it would depend on design. An office tower would have larger floors, less height.

^ They're going to make this one count. You're not finding another Fifth Av location like this again. Like the old expression "buy land they're not making it anymore", the message to Extell should be "make a masterpiece, you'll never have this opportunity again."

That certainly applies here. You won't find another site like this on 5th Avenue. It's hard to get a site on 5th Avenue period. But this site gives options. It's big enough for modern office floorplates. But you could also build sky high condos in a mixed-use building. The second option needs a zoning change to permit residential.

Extell primarily builds condos, though this site could easily support an office building. Extell is currently building a medical office building on the Upper Eastside, and flirted with building office at 740 8th Avenue. But their last major office proposal was for the World Product Center (1 Hudson Yards) on the west side.

Still awaiting demo, but you get an idea of proximity to 270 Park...

I hope that Extell changes the two proposed designs that it had shown. Both were decent but not spectacular.

Extell has got to go through the approvals process. They were close to beginning a couple of years ago, but I suppose chnges to the plan(or potential changes) paused that. I don’t expect a radically different looking tower, but that’s ok because I think it looks fine as it is.

The rendering below depicts the tower with the full 5th Avenue frontage.

That empty lot sure does stand out.

What are the odds of this happening?

I hope they build 1,100+ in this location and don't blow the opportunity. I feel like if it's pure office that's less likely to happen though.
