Fully agree with ya Freeweed. A site like DowntownBooster's would be ideal for a high-rise tower.
Looking at it from another perspective, we've all walked countless times from the Forks docks to Scotiabank Stage, but how many of us think to walk to check out the Upper Fort Garry gate. Just about everyone I've asked thinks it's too far when in reality the 100 Main St. lot is the same distance from the Docks as the stage is, and even closer than the foot of Esplanade Riel.
Point being, a well designed mixed-use development on 100 Main has the opportunity to bridge the historical, cultural, beautification, & economical aspects withing the whole Forks/Fort Garry (hotel & gate)/Union Station neighborhood.
