Good stuff Biff

I echo buzzg's comments with regard to St. B. I get that no one loves parkades, but one big parkade beats an ocean of surface parking which is basically what surrounds that hospital now. Availability is a bit of an issue too, when I had a sick relative there a few years ago finding even paid parking spaces during the day could be a bit of a challenge, especially for older family members who couldn't easily walk three blocks or whatever the way that I can. So this sounds like a positive development all around.

At St. B, when my son was in the NICU, we were lucky to have family who lived on Bertrand. Parked at their place. Other families were either paying by day, or something like $70 per week, to be there. And when you're there for months, it adds up pretty quick. I think some office space as mentioned. So that'd be nice to front the street. Not that the cost will change with the new parkade, but damn it sure sucks.. You can also park on street throughout the nieghbourhood. Time limited to 1-2 hours, but is free. I think on Tache is paid by hour.

Biff, Do you know if the St. Mary one included all of the lot on the SE corner at St. Mary? Or only a portion.

While we're on the subject of potential developments. Does anybody know anything about the SkyCity land or the St. Regis?

Apparently CentreVenture is close to signing a new developer for the St Regis property. As for the SkyCity site...who knows.

For who likes and can afford, you could never build it for half the price even in Winnipeg
If they paid 1.7 and are asking for over 3.4, then yes they are asking for double. What the Aspers paid is irrelevant.

Yes they exposed part it last year when they bought it, you've been able to see it on the front since fall.

Hopefully they keep the entrance/exit off the lane like the current lots. That's one of the few large and well-paved lanes in the city lol so shouldn't be an issue. A mixed use parkade would of course be awesome, on a street like this it should be mandatory (and easily doable).

This also makes me wonder...what are the chances of development on the NW/NE corners of Donald and St. Mary? The NE corner has a fairly small and modest office building that seems suited for redevelopment. Although I'm guessing the NW corner is off limits since it's the loading area for Cityplace… the only way to really do anything there would be to build over top and leave the ground floor for loading. Or could the loading area be shunted to the underground level?

Wasn't there also testing on SW corner? Or was that the SW @ York? Sounds like you know it's SE haha, but that kind of shocks me as that is the Best Western guest lot.

The bankruptcy case owns it right now. CentreVenture owns the St. Regis as it reverted to them based on the contigency deal, it's being torn down soon.

SW Donald and York - the Charter House people had floated a 12-18 storey building - not sure where that one is at, pretty quiet.

Since you're all-knowing, any clue what's going on with the Boyd Building and the lot next door's rumoured parkade?

I have been trying to confirm, but last I told it was a 6 storey parkade. It was hinted that it was not going to proceed, but here we are...

I can't imagine the city would allow that there. At least I hope they don't, unless there's another 6 storeys of commercial on top of it, ground floor CRUs, and lane access only.

^ just based on the haphazard way they are going about this demo and "reno" of the Boyd Building - I wonder just how much the City is aware of anything they are doing there..?

Yeah there was like one dude just randomly cutting off parts of the awnings without any real safety precautions on the sidewalk, lots of the parts still hanging off the building. Plus I can't imagine the city approving the giant dumpster taking up half the sidewalk.

That is not a dumpster...it's construction fencing!

I've heard parkade too. hopefully the city won't allow parking at grade along the sidewalk, but as was mentioned, it doesn't look like this is a major developer doing this. Apparently the building was 'unstable' which allowed them to tear it down.

The giant lot on the west side is brutal. Owned by the province and forever sealed into asphalt purgatory to provide $30 a month parking for MPI employees.

I do not believe there will be parking access from Portage. The laneway behind is narrow and awkward access for a parkade. As stakeholders with property adjacent to this laneway location and Boyd Building, we have heard crickets... no notices for variances. It would not surprise me with the building demo and lot adjacent, they try once more for “Temporary” parking for their tenants and that my friends may in fact be allowed under the current rules and bylaws... (no public parking, tennant parking only). My bet, grade parking forever with perhaps a portage avenue fence and sparse conifer landscaping. The building was not unsound but rather a ruse for demolition IMHO. I just call them as I see them...

You mean unstable like the 'Shanghai'? Which turned into a glorious gravel parking lot and has remained so for the past decade.

They had the best 'Harvey Wallbanger' in the town.

My bet is they get the biz to make a park in the first 10 feet in front of a fence and park on the rest.
