Baydo in interview at 5:53 suggests that all rental units have a balcony. Looking at at least the current renderings, all units don't get a balcony (4 floors of no balconies just above podium of the brown trim tower).

i don’t think these will be the last renderings. if i remember right they vamped the renderings of their broadway project based on feedback as well.

Would be great if they just turned both buildings so that instead of the flat faces facing one another the corners of each building faced each other. This would give every single balcony superior views and avoid the above problem.

Report says main fire hall downtown is aging and could be replaced as part of a combined facility

The report is also proposing the aging Fire Station No. 1 downtown should be replaced because of increasing costs to maintain.

It said a new fire hall downtown could be part of a combined facility that might qualify for federal funding.

"One option for the replacement provides the opportunity for outside funding if non-market housing is incorporated via the National Housing Strategy," the report said. "The replacement will support sustainable growth to densify the downtown and continue to meet operational needs; being the hub of the fire response model."

Yes! I just saw that as well. That would be such a great thing to see happen. It is so good to see the Fire Department thinking about how they can integrate Fire Hall No. 1 into the Imagine Idylwyld plans. Also, it could be a great way to save some money. Hopefully they move forward with this.

The fact that they use the hashtag "resort living" makes me skeptical that this will be a downtown project.

That being said, I have heard rumors they are sitting on future development properties that are located near the downtown core and facing the river.

^^^^^ I live across the street from a Fire Station. I will advise anyone to avoid it at all cost. Constant sirens, the truck engines are loud, and it happens day and night. Also, they do maintenance checks outside of the hall on the trucks every day at 8:30am. Even on weekends. Its not enjoyable.

So as much as I like the idea, its not great for those living anywhere within a half block radius. From my personal experience.

And you ask why I stay here then...location and rent price. But that's barely keeping me here at this point haha.

I've been patiently waiting for what feels like a decade now to hear who purchased the new River Landing land from the city (i.e. the area around the previous Farmer's Market). I have very high expectations for this space. Imagine a couple more glass towers that would create a beautiful, vibrant river-front space connecting with Parcel Y.

I'm not optimistic about Meridian's ability to meet my (unrealistic) expectations LOL

Meridian owns a parking lot immediately behind the Knox United Church. It is just off of Spadina on 24th Street across from Riverfront Condo tower. This was in the plans for what I believe was to be an 8 to 10 floor condo building.

I can’t wait until we’re a city that demolishes buildings for new builds. We have so many open parking lots that make so much money for developers to have no incentive but hold them on spec instead of actually investing in them. There are way too many of these parking lots downtown - developers are holding as both an investment and for parking revenue - neither benefit the stakeholders of the city. grrr

Developers have been incentivized to hold onto these parking lots downtown due to a lack of demand to build anything financially viable. While I agree with the sentiment, I don't think it's fair to say they make so much money from sitting on these properties undeveloped. The city needs to help continue tipping the scale with incentives to get developers to develop based on improved profitability downtown. At the end of the day it all comes down to money. Thus far, more money has been made elsewhere. It appears this may now be shifting.
