The problem comes down to maintenance, 1000M doesn't want to pay for or maintain a premium wall finish in that area where it mainly benefits the neighboring rooftop deck. I'm not sure there is a property line any longer between 1006 and 1000 with the way that the buildings overlap horizontal space. They are certainly under one PD and one ownership currently. The roof deck of the adjacent building is also the concern of the owner of 1000 so they may do something here yet.

So, I searched the address of 1006 and was told by "Zillow" (Unsure of reliability) that it was estimated at just under a million and it sold in May 2023 for

$1,795,000. I'm guessing that being owned by the same owners as 1000M could lead to some interesting answers to the blank wall on 1000M in the future.

Could they use the roof of 1006 as a location of an amenity for 1000M?

This building really does look gorgeous from all angles. Even from the West or Southwest, it graciously towers above the rest of the South Loop.

Completely agree. I don't recall if the developer or the architect had ever created a rendering looking from the west, but I always thought there was a chance it would be a boring flat facade. Glad to see those worries were unfounded.

The form of this building is inscrutable to me. Like does the top mass (above the podium) taper out as it rises or not? They made vertices out of the SW and NE radii, and those seem to pull outward as the tower rises, but then the wall plane created folds back into the tower again, seemingly canceling out the outward expansion. I can't wrap my head around it...

The tower is actually an optical illusion. If you squint and rotate your monitor 20 degrees, you'll see that it's only 320' tall and tapers to a fine point where it disappears.

This is the genius of the design to me. As it rises, this building is expanding in a remarkably subtle way which is likely going to (sort of unconsciously) draw people's attention.

The handling of the diagonals on the North and South sides make them another very clever (and elegant) design feature which I believe will make this building look and feel as if it is soaring upward like no

other building has ever done in Chicago.

Yes, I remember this post. Is the first image upside-down, though? I was wondering that at the time it was posted. The columns look like they’re stepping in as the tower “rises” (as one views the image from the image from bottom to top).

I think if you imagine the image is a view from the Southwest and you focus on how the floorplates(?) on the far left of the image are gradually shifting toward the

right from the bottom to the top (as do the columns with the magenta dots), this is the upward/outward expansion. A view from the Northeast would be the same.

The edges of the building which clearly expand outward are the Southwestern and the Northeastern. There is a symmetry to this building which is very cleverly

NOT visible from the East or West views.

From either of those views the building will appear to lean outward to the right as it rises. I think the rounded "corners" are vertical on all views.
