10-Unit Project Planned Just North of Howard University

"A smaller residential development is on the boards for a corner just north of Howard University.

Plans were recently submitted to DC's Board of Zoning Adjustment (BZA) for a new 10-unit residential project at 2816-2818 Georgia Avenue NW (map). The developer plans to demolish the existing structures on the two lots and then build a four-story development with a cellar and penthouse.

The Teass/Warren-designed development will have commercial space on the ground level. The project will largely be a mix of one- and two-bedroom apartments with one three-bedroom unit..."

"The largest development on the boards for the H Street Corridor will go before DC's Board of Zoning Adjustment tomorrow.

Last spring, WestMill Capital Partners (WCP) unveiled plans for a roughly 210-unit apartment project at the AutoZone site at 1207 H Street NE. The block-long development, designed by PGN Architects + Michael Graves Architecture, will have approximately 11,000 square feet of retail space, and will largely consist of one-bedroom apartments, with a handful of studios and two-bedrooms. To activate the alley space behind the project, the plan is to have mews-like residential units with front yards and green space..."

While a welcome addition, this rendering shows how overbearing this would be. I really wish they would split up the facade into a few different styles, and perhaps rethink the design altogether. This brick and window treatment looks dated upon arrival. Why not go with a more contextual design in the Atlas district of H Street so as an art deco revival style?

34-Unit Development Planned For Eastern Branch Boys and Girls Club in Hill East

"Plans appear to be moving forward to redevelop the Eastern Branch Boys and Girls Club in Hill East.

Morningstar Community Development has filed plans with DC's Board of Zoning Adjustment (BZA) to retrofit the boys and girls club at 261 17th Street SE into a 34-unit all-affordable residential building. The building is designed by S27 Architecture.

It has been a pretty long road for the Eastern Branch Boys and Girls Club to get to this point. The club closed in 2007 and then DC acquired it three years later. In 2017, DMPED released a Request for Proposals and awarded Morningstar the right to negotiate for the Property’s disposition; late last year, the DC Council approved the property disposition..."

"Metro isn’t just a major transit system. It’s also a major property owner. And several of those properties have a lot of potential for mixed-use projects.

Last spring, Metro authorized solicitations for joint development at seven of its stations, representing the capacity to support about 5.2 million square feet of new development, including something like 3,500 housing units. Those properties include the stations at Brookland, Congress Heights, Deanwood, Capitol Heights, North Bethesda, Fort Totten and a lot next to a Metro office building very near the Eisenhower Avenue station. This building looks good but all-affordable housing has proven to be a disaster and a failed policy.

I think this is the former 7-11 site, which was recently razed (pour out your Slurpee for that...).

Having developments that are exclusively affordable housing and concentrating poverty in one area has tended to increase crime. You can see this in DC with Greenleaf in Southwest and the Potomac Garden development by the Potomac Ave metro station.

It is not without its flaws and it isn’t perfect but a better strategy is having developments that are a mix of affordable and market-rate units.

100% agreed. Especially that specfific lot of all places. That's prime real estate. Doesn't make any sense.

There is a huge empty lot a few blocks north that I think was slated to have all affordable housing years ago, but I don't know what happened. It's still just sitting there empty.

This looks like a very nice development for a part of DC that is sleepy and sees almost no new development.

I get the concerns about concentrating poverty. I would also prefer a more mixed income development. But, this is a pretty dense active area, so the impact (good or bad) of a 127-unit project will likely be fairly modest. Plus, I believe the income levels will be a little higher than traditional public housing.

At a broader level, government subsidized affordable housing projects are among the only thing that are getting financed right now.
The long delayed Suntrust Bank Plaza development in Adams Morgan was recently donated to an affordable housing developer and will likely now be an affordable housing project as well.

"A residential development planned for a prime stretch of the H Street Corridor is looking for a key approval this week.

A 30-unit development planned for 1365-1375 H Street NE will go before DC's Board of Zoning Adjustment (BZA) on Wednesday. The new building, designed by John Linam Jr., will be a four-story building consisting primarily of junior one-bedroom and one-bedroom apartments. The Atlas Doghouse will remain on-site.

The development is looking for relief from the parking requirements for the address, and will provide new residents with SmarTrip cards and and Capital Bikeshare memberships..."

This is a very exciting proposal. The developer would get 15 acres along the water, located next to the proposed 11th St pedestrian bridge. The Navy would get six acres of land near 4th and M St, SE, to build the Navy museum, which would be far more accessible to the public than the current museum inside the Navy Yard.

"Federal officials have chosen a site in the Maryland suburbs to replace the FBI’s iconic but decaying national headquarters in downtown Washington, the General Services Administration and multiple people familiar with the decision said Wednesday. The decision follows years of pointed arguments about where the multibillion-dollar project should land.

But the decision to build the massive project in Prince George’s County won’t necessarily end the debate. The FBI has raised concerns about the site-selection process in recent months, according to a person familiar with the internal discussions who spoke on the condition of anonymity to describe them. The person declined to further describe the concerns. An FBI spokeswoman referred questions to the GSA, the federal agency overseeing the process.

GSA Administrator Robin Carnahan confirmed the Greenbelt location in a statement late Wednesday. “GSA looks forward to building the FBI a state-of-the-art headquarters campus in Greenbelt to advance their critical mission for years to come,” Carnahan said..."

Matt Gaetz sure is a swell person...

"Hoyer touted the importance of the project Wednesday on the House floor, arguing against a measure from Rep. Matt Gaetz (R-Fla.) that would prohibit including funds for acquiring property for a new headquarters building as part of a major federal funding bill.

Gaetz, one of a group of Republican lawmakers who has attacked the FBI over its criminal investigations of Trump, said agents “deserve to sit in the rat-infested J. Edgar Hoover building until they get their act straight.”
